TLDR: A laptop may or may not have been stolen from a restaurant – what’s the restaurant’s obligation to their guests?

“Dear PoPville,

A man was walking past us when three men run up after him in gray pants and vests. They asked him what he was doing “in the restaurant”. He claimed to be looking for a friend. He was carrying a shopping bag and a laptop sleeve or zip up binder case. As I listened, I learned he had walked into the restaurant and rummaged through the coat rack kept near the entrance and then left. They asked to look through his bag. He said yes and emptied out the plastic shopping bag. It contained socks and a hat and possibly some toiletries. This made me believe he was homeless due to how it was all folded and clean but not in any packaging along with the clothes he was wearing. They then asked to see the laptop sleeve. The reality

You’ve probably never read your building’s property management contract all the way through. Most board members haven’t either. If you did, you’d find a carefully defined scope of work — vendors coordinated, maintenance dispatched, assessments collected, reports generated.

What you wouldn’t find: anything about fiduciary duties. Reserve funding strategy. Compliance tracking. Case documentation. Institutional memory. The legal obligations that make your board personally accountable to unit owners.

That’s not an oversight in the contract. It’s the contract. Property management was never designed to cover governance. And yet most boards — paying $10,000 to $18,000 a year for the service — assume it does.

Operations and governance are different jobs. One has a contract. The other has a fiduciary duty.

“Dear PoPville,

Yesterday, our neighbors woke up to this graffiti on the property. Apparently it’s the 18th Street gang (according to another neighbor). We live in upper Petworth and wonder if anyone has seen anything similar? There is also graffiti from MS-13 at the other end of our alley. I should mention that we have contacted Brandon Todd and the neighbors have filed a police report.”

“Dear PoPville,

Early this morning, around 8 am, I was walking my dog down U Street (near the intersection of Vermont Avenue). A guy walking in front of me slowed down, turned around and said good morning. He was very polite. I responded back, saying good morning. At that point, he reared back his leg and kicked my dog in the side, yelling expletives and shouting that “this is not a dog park!”. I responded by shouting back at him, but as he approached me, I realized engaging with him probably was not smart as I did not know what he was capable of or if he had a weapon. I turned around and walked away and he followed me, continuing to scream at me and my dog. As I tried to get away, I realized this was the habitual “dog kicker” that people talk about here on PoPville, so I figured it was best to get the police involved. (more…)
