Dear PoPville

“Dear PoPville,

My daughter is a first grade student at a DCPS. Since it looks like it is going to be awhile before in person school resumes, I am wondering if your readers know of any resources where I can find a remote reading tutor? I’ve reached out to some teachers but they are all busy with remote learning. My daughter is on the cusp of reading independently and I don’t wan to lose the momentum before she starts second grade. I’ve seen a lot of posts about high school and college students willing to give their time for tutoring but I am looking for someone trained in phonics. Willing to pay of course.”

From Humane Rescue Alliance: “Spring is here and with that comes ducklings. A mother duck and her babies were stuck in a courtyard in an apartment complex on Water St. NW, so Humane Rescue Alliance animal control officers and City Wildlife came to the rescue.

HRA officers were able to round up all 14 ducklings and the mother duck on Tuesday and then release them in a nearby canal. “

Bars

Facebook reminded me this morning that I was bring a baby to the bar guy seven years ago. I didn’t realize I was that guy. I’m pretty sure she was sleeping the whole time so all good, right? [Ducks] In my defense it was also early, and I left early! [Ducks] Whew, glad I got that off my chest. [Pun intended, ducks again.] OK, since we won’t likely be having these debates for a while – let’s take this lull to confess. If you’ve had some time for self reflection – unburden yourself!! Either here in the comments or if you’d like anonymity feel free to email me with ‘Coronaville Confessions’ in the subject line to [email protected]

Ed. Note: I think the photo above was from DC Brau’s anniversary party at Meridian Pint. So wishing a very happy anniversary to DC Brau during these very tough times and RIP Meridian Pint in Columbia Heights.

The reality

You’ve probably never read your building’s property management contract all the way through. Most board members haven’t either. If you did, you’d find a carefully defined scope of work — vendors coordinated, maintenance dispatched, assessments collected, reports generated.

What you wouldn’t find: anything about fiduciary duties. Reserve funding strategy. Compliance tracking. Case documentation. Institutional memory. The legal obligations that make your board personally accountable to unit owners.

That’s not an oversight in the contract. It’s the contract. Property management was never designed to cover governance. And yet most boards — paying $10,000 to $18,000 a year for the service — assume it does.

Operations and governance are different jobs. One has a contract. The other has a fiduciary duty.

What your building is paying — and what it’s getting.

What the contract covers. What it doesn’t.

The markup problem most boards don’t know about.

Beyond the management fee, most property management companies mark up vendor invoices — the plumber, the landscaper, the elevator contractor — by 10 to 15 percent before passing the bill to the association. It’s legal. It’s common. And boards have almost no visibility into it. (more…)

Columbia Heights

“Dear PoPville,

I wanted to alert the public that Target in Columbia Heights is not following the city’s guidelines on masks.

I just left there and few customers and even fewer employees were wearing masks. When I questioned the people working the door, they said that it wasn’t Target’s policy to turn away unmasked customers and that if I had a problem, I could shop elsewhere. (more…)

Event

To celebrate DC native Haili Blassingame’s debut novel, THEY ALL FALL IN LOVE AT THE END, Lost City Books is throwing a launch party themed around messy love stories. Haili, and a crew of writers she has assembled, will read excerpts from their work, but there will also be audience participation in the form of anonymously submitting messy dating stories. It’s going to be a night of laughter, of gasps, of books, of great company. Refreshments will be available. We can’t wait to see you there!
