The reality

You’ve probably never read your building’s property management contract all the way through. Most board members haven’t either. If you did, you’d find a carefully defined scope of work — vendors coordinated, maintenance dispatched, assessments collected, reports generated.

What you wouldn’t find: anything about fiduciary duties. Reserve funding strategy. Compliance tracking. Case documentation. Institutional memory. The legal obligations that make your board personally accountable to unit owners.

That’s not an oversight in the contract. It’s the contract. Property management was never designed to cover governance. And yet most boards — paying $10,000 to $18,000 a year for the service — assume it does.

Operations and governance are different jobs. One has a contract. The other has a fiduciary duty.

What your building is paying — and what it’s getting.

What the contract covers. What it doesn’t.

The markup problem most boards don’t know about.

Beyond the management fee, most property management companies mark up vendor invoices — the plumber, the landscaper, the elevator contractor — by 10 to 15 percent before passing the bill to the association. It’s legal. It’s common. And boards have almost no visibility into it. (more…)

From an email: “Garfield Elementary School is a vibrant school community located in Ward 8. With the decision by DCPS to extend distance learning and end the school year early, some of Garfield’s families are struggling with issues such as food insecurity, childcare, and healthcare needs. While we have been working hard to connect families with available resources, some need more immediate and direct assistance. One of Garfield’s community partners has started a GoFundMe to help the families during this incredibly difficult time. As a volunteer at Garfield for many years, I can tell you that these children come to school every day excited and ready to learn! They are doing a great job adapting to the new normal, but some are in need of their neighbors to step in and give them a helping hand at this time. Please consider donating here.”

Dear PoPville

Thanks to Marshall for sending: “I was biking the C&O Bike trail today and I noticed a car in the channel near Chain Bridge Rd & Canal Rd NW. I was wondering if anyone knew how a car got into the C&O Canal in a weird location as it looked like it drove down the bike path then drove into the water.”

DC Fire & EMS reported last night: “Update Canal water rescue. All searches were negative. #DCsBravest have removed all personnel from the water. Turning the incident over to law enforcement.” (more…)

If you’re looking for a pup to go for runs with you during our beautiful spring weather, Mack’s your man! This 1-year-old Boxer mix has lots of energy, and is looking for an active home where he’ll get plenty of exercise and time outdoors! Mack does well with other dogs, but has not yet been tested with cats or children. He’s a friendly guy who loves people and really loves attention! Mack has a wonderful disposition and would be a great addition to a home where he’ll get the activity he needs. If Mack sounds like the dog for you, find out more about adopting him here.

Say hello to sweet Mitty the Kitty! This 2-year-old girl can be a little shy at first, but once she gets to know you she’s incredibly loving! Mitty would do best in a quiet home, either as the only pet or perhaps with another friendly cat (with the proper introductions, of course). Mitty loves to play with toys, especially ones she can carry around in her mouth! She also really enjoys pets and scratches, and sleeping with her people to keep each other company. She is updated on all vaccinations and veterinary care. Mitty is a gentle and affectionate young cat with a lot of love to give. Find out more about adopting Mitty here.
