Since the Christmas/Holiday season can be a bit slow for new listings, we figured rather than giving you a blah list of the few homes to hit the market this week, we’d highlight some notable sales that closed on either Christmas Eve or Day. We went back 15 years in the MLS to see what and how many were really closed on the holidays and while the average per year is fairly low, several years have boasted 10+ closings just in the District.

• The most expensive home to be closed on Christmas Eve or Day was in 2002 for a $5.25mil contemporary in Georgetown, which has since been sold again for $7.85mil.
• There were only 2 foreclosures closed within the past 15 years on Christmas Eve or Day, the better of which is this Vernon Square foreclosure from 2008 at $279,900.
• The The busiest Christmas holiday was in 2003 when 18 listings closed, including 4 on Christmas Day.
• Two different years only had 1 sale in this time period, including the other foreclosure from 2010 and a Brentwood Colonial in 2016.

An average of just over 5 properties have closed per year over the last decade and a half on Christmas Eve and Christmas Day. We’re betting that almost none of those actually had one of those dates originally written up in the contract.

The holiday season is now fully underway. If you haven’t already started your shopping or decorating, you have a little over 3 weeks to get it all done. The past week was a bit slow for listings in DC, with only 75 hitting the market, but this is typical for a holiday break since people are focused on other activities. While there wasn’t a ton to choose from, check out some of our Fresh Finds below:
