While we started to think maybe there was a slight slowing down of the market in DC, agents were apparently just on a quick pause based on the whopping 220+ listings hitting the market in the past 7 days. It seems to be the week for a heavy dose of rowhouses to hit the market in DC. While there’s always an abundance of condos for sale, it’s a good time to jump on one of these renovated, almost always 3-level, 2+ bedroom rowhouses while the selling is still hot. Check out this week’s Fresh Finds below:

• The most expensive home to hit the market this week is a $7.49mil Beaux Arts style in the Kalorama area that features more bathrooms than bedrooms and markets itself as ‘a true “smart house”‘ but at time of post we’re unable to find any smart features listed.
• A Federal rowhouse near C St. NE on “a quiet tree-lined street” with some eye-catching hardwood floors and woodwork as well as a master suite with its own private balcony.
• Self-described as a “quintessential Petworth row house,” this 3 bedroom has not only been “lovingly maintained,” but has a “charming front porch” and an “open & cheerful” basement. Insert your favorite adjectives of choice here.
• Just north of Logan Circle is one of the pricier Bank-Owned properties of the week we’ve seen lately, but it’s a 3-bedroom condo in a good neighborhood, so maybe worth checking out.

• This row house in the Logan Circle/U Street area is technically 2 2-bedroom units, that says were previously rented for as high as $2,300/month, meaning that $900k price tag could get offset by rental income.
• End unit 3 bedroom on the edge of Petworth has both a garage and backyard, two very rare and coveted features in DC.
• A “spacious loft-like studio unit” in the Kalorama Triangle looks fairly manageable for being your REO property of the week.

There aren’t quite as many homes to hit the market this week compared to the past few, but the variety of price points seems to be better represented with almost 150 listings under $600k and another 100 in the upper, more D.C.-usual prices of $600k-$2m. • A six bedroom, 5,500 finished sq. ft. detached home in Cleveland Park for $3.5m is the most expensive home to hit the market in DC in the past week.
• If you’ve ever wanted to live in a home that looks straight out of a fairy tale, this 5 bedroom in Forest Hills has it, including a parapet, arches and covered in green, lush ivy.
• This 2 bedroom/2 bathroom condo at the edge of Petworth has been recently reduced and has some of the most unique paint colors we’ve ever seen in a home.
• It needs a lot of updating, but so does the Cleveland Park retail strip that you’d be frequenting…this REO property of the week in McLean Gardens is a one bedroom ready to be revitalized.

• Burleith 3 bedroom Colonial rowhouse “sold as-is and in need of some updating” could be the perfect renovation project with “vision, creativity (and a little $$)”.
• A new construction farmhouse in Petworth has an intriguing layout and is 1 of 4 units in the building overall, this being the larger of the two on the right half.
• A fairly well-maintained and updated studio condo near Southwest Waterfront for under $260k is the best REO/Bank-Owned property of the week.
