stolen tires
photo from a previous incident last year

“Dear PoPville,

I’ve noticed a couple cars in the Capitol Hill and Kingman Park neighborhoods (where I live) propped up on cinderblocks with their tires stolen. I saw a Toyota Camry at 13th and D streets in that condition yesterday morning, and late last week saw one near 14th and Maryland.

Is this something you’ve been seeing/hearing reports of?

I guess a Camry could have a specialty tires on it, but short of that I’m confused as to why a Camry would be targeted (as the driver of a pretty popular, fairly standard vehicle (just don’t tell that to my car).”

Ed. Note: Last year we had a number of incidents from Shaw but I haven’t heard of any others in Capitol Hill recently. It seems to come in waves all over the District every 6 months or so.

As noted above in the introduction to this post, Good Deal or Not Revisited (GDoN-R) is meant to be a snapshot of the DC real estate market representing a specific period of time. It just so happens that this little one block long street south of H Street and north of Lincoln Park is a PoPville fave, so there are several posts over time reflecting the recent evolution of this micro market.

In June 2015 GDoN-R took a look at this end unit with solar panels, which settled at net $633,500.

1357 Emerald St NE settled for $669,500. in October 2014

And here is the very same house as the subject in May 2014. At that time, it settled for net $627,500. (more…)

phase 1 finished
525 8th Street, SE

Was quite a ride for Phase 1. It’s gonna be pretty weird when a Compass Coffee opens up here.

Ed. Note: I do not know who will open here, but whoever it is, it will be weird. I will also post about it.

Sushi Hachi is coming! The liquor license placard says:

“A sushi restaurant that will serve appetizers, sushi, grilled stir-fry, and Japanese cuisine. The restaurant is requesting to have a Sidewalk Café. Total Occupancy Load is 99 seats. Sidewalk Café total occupancy is 24 seats.”

Zest closed back in October 2015 so the owners could focus on Agua 301 in Navy Yard. Updates as Sushi Hachi gets closer to opening.

new union garage
645 Maryland Avenue, NE

Awesome! Thanks to Lori for sending: “Wow new garage on Maryland Ave NE looks great”

From OPaL:

“Tucked between the rowhomes of one of DC’s most storied neighborhoods, a long-time staple of the horseless carriage set is transforming into the darling of Capital Hill. The New Union Garage features three beautiful, one level homes, perfectly situated for city life and the sophisticates who live it. Each unit is ideally sized with 2-3 bedrooms, 2.5 baths, garage parking and most with an outdoor terrace. An elevator leads to the two upper-level homes; a rooftop deck offering expansive city views for the penthouse. Pet parents will appreciate Stanton Park on the next block. And Washingtonians of every ilk will covet the location – five blocks from Union Station and seven blocks from both a Whole Foods and the seat of American power, the US Capitol. For those enamored with iconic DC living, this is it.

Unit 101:: Two level home, 2 bedrooms + den, garage parking – $1,750,000

Unit 201:: Single level home, 3 bedrooms, garage parking – $1,595,000

Unit 301:: Single Level Home, 3 bedrooms, garage parking – $2,000,000”

armands
226 Massachusetts Avenue, NE

Update: End of an era. Thanks to a commenter for finding on their website:

“We are sorry but our CAPITOL HILL location is permanently closed. For great Armands Pizza please see our other locations.”

Only a matter of time? Thanks to Justin for sending: “Small sign says “for renovations”. This is Armand’s only remaining DC location after Tenleytown closed back in 2012. Capitol Hill is still listed on their website so we’ll see if the renovation is for real. Armand’s is located next door to Bagels & Baguettes which closed last February for a major building renovation. Still not clear if and where they will be returning.

With high demand in the DC real estate market from both investors and owner occupying buyers, sellers can have great expectations. This property was originally priced very optimistically at $559,500., which is higher than what some nearby updated homes have been selling for.
