I noticed a sign was installed in front of the A-B-C building today (now “The Alden”) located on 13th between Euclid and Fairmont streets. I’m assuming no parking.”

14th and P Street, NW

Back in October we heard some scuttlebutt that Dolcezza Gelato could be taking over this space. Since then they have denied that rumor. Originally it was supposed to be a project from the Taylor Gourmet folks though with their recent troubles at Taylor Charles Steak and Ice it’s not clear what the future is for this space. But good to know something is definitely happening. Anyone hear anything lately?

Whoever is coming – some serious demolition has started:

Empty lot at Florida Ave and North Capitol St.???

“Anyone know anything about the empty lot at Florida Ave and North Capitol St.?

I checked the DC zoning map, and it looks like a planned unit development (PUD) was approved way back in 2009 for a mixed-use building (residential and retail). But, obviously nothing seems to have happened since then.

I moved to the neighborhood recently and just curious if anyone has information on it!”

“As a nearby resident, I received a official statement in the mail yesterday notifying me that the recently-proposed amendment to the PUD had been approved.

While I don’t have any additional information, I’m hopeful this is a sign things are at least moving in the right direction.”

This 7 story, 86,000 sf mixed use Planned Unit Development will provide up to 100 residential units along with streetfront retail. Two levels of below-grade parking along with a loading area will be accessed from Florida Avenue. At the North Capitol Street facade, a lively play of window bays and brick planes compliment the massing of the residential townhouse bays to the north. Its cylindrical tower directly relates to the Capitol Building to the south while containing the main building entry.”

I received the attached letter from the BZA showing that the owners are seeking a variance for the property to allow a residential building with ground-floor retail.”

“The project includes conversion of the mansion to apartments, construction of a three- story addition in the north side yard, and construction of an eight-story apartment building at the rear of the site.

“IL PALAZZO, Washington, DC

The former Embassy of Italy is the crown of historic “Embassy Row” in the nations capitol, located 20 blocks north of the White House, at the precipice of Meridian Hill in the heart of Washington’s hottest renaissance neighborhood of Adams Morgan-Columbia Heights. The site is 4 blocks west of the new Columbia Heights Metro and directly on the main north-south bus and automobile transportation route in and out of the city, 16th Street, N.W.

The project we designed will fully restore the exterior of the historic landmark building and the main interior monumental rooms, we converted the remainder of the mansion into luxury apartments and created a new 8 storey , L shaped condominium tower in the northwest corner of the site with a 5 storey condominium element at the south west corner. This low tower creates a harmonious contextual relationship with the existing apartment buildings at the adjacent corners to the south and south west while complementing the existing historic landmark in scale, style and detail. A new low, 3 storey north wing was designed as a spare contemporary element with a custom glass and steel curtain wall framed by stucco and masonry massing that tie this element to the landmark across a new “streetscape” along the north side of the property via a new “glass bridge”.
