Way back in 2013 we heard some scuttlebutt that the owners of Federal and Palace5ive (2216 14th St, NW) would be opening a neighborhood tavern in the former Dynasty Ethiopian Restaurant space but there seemed to be very little progress since then.  No more – finally serious action has returned.  Stay tuned for more details as they get closer to opening.

power outage

A reader reports Sunday night:

“We are moving into hour 48+ of Pepco response at 14 & V. That large vehicle on left, partially obscured by tree, says “diesel” on side. That, and the constant very loud engine noise over the last 24+ hours, and we have surmised that they are powering the building on the corner with a generator.

First, absolute shout out to Pepco & Pepco workers. There has been a large team in yellow safety vests all weekend, working around the clock, in long pants and horrible heat – and every time I’ve looked out my window they have been working their butts off. Pepco even apparently brings in food and refreshments, as there are tents set up with buffet and stacks of drinks. Very much exceeded my expectations in terms of big energy company taking care of workers, and workers working tail off all weekend.

Second, what on earth is going on and when will it be over? I’ve searched online and everything seems to say resolved – but the fact that V street is still closed to traffic, diesel generator still pumping, and yellow vests still swarming begs to differ.
Any news?”

U Street

Yesterday we learned about the affordable housing component fronting V Street – here’s the project fronting U Street.

From a press release:

“High Street Residential has partnered with Deutsche Asset Management to develop a 288-unit, Class-A, multifamily project, located at 1441 U Street, NW, Washington, D.C. This luxury apartment project will also feature more than 15,000 square feet of retail in the core of the U Street Corridor. Construction is scheduled to commence Q3 2016, with completion in mid-2018.

1441 U Street is located adjacent to the Frank D. Reeves Center of Municipal Affairs, at a site that was once the home to the now-razed, 48-unit Portner Place Apartments. This site will also contain Portner Flats, a 96-unit affordable housing complex fronting V Street, NW that will be developed concurrently by a joint venture between Somerset Development and Jonathan Rose Companies. From a press release:

“On July 7th, the District of Columbia Housing Finance Agency (DCHFA) closed on the financing of an affordable housing development in one the District’s most sought after neighborhoods, the U Street Corridor. The Agency issued $27 million in short term DCHFA tax exempt bonds providing a portion of the funding for the acquisition of Portner Place and construction of Portner Flats (1440-1450 V Street, NW) located in Ward 1, one block west of The Frank D. Reeves Municipal Center at 14th and U Streets, NW. Blaylock Beal Van, LLC underwrote and sold the bonds in the publicly offered transaction. In addition to the bond financing, $14.5 million in equity was raised by Boston Financial Investment Management for this development through the syndication of low income housing tax credits allocated by DCHFA. Prudential Mortgage Capital Company underwrote the mortgage and is the permanent lender for the FHA insured transaction. The DC Department of Housing and Community Development (DHCD) also provided $2.4 million in subordinate financing for this project. (more…)
