Some highlights of The Adams Morgan Day Festival include a performance by the legendary “Blackbyrds”, hosted by renowned screenwriter and director Topper Carew, the creator of “Martin”, the return of our Community History on 18th Street, Marie Reed School. Enjoy the “New Thing” exhibit organized by students from Jackson-Reed High School at American University’s Humanities Truck, where visitors can learn about “The New Perspectives on the New Thing: A Photography Exhibition documenting DC’s Revolutionary Community Arts Center 1966-1972”. Exploring local and international cultures, a unique collection of acts, specialty vendors, our music stage, dance platform and children’s fair will also be featured. You’ve probably never read your building’s property management contract all the way through. Most board members haven’t either. If you did, you’d find a carefully defined scope of work — vendors coordinated, maintenance dispatched, assessments collected, reports generated.
What you wouldn’t find: anything about fiduciary duties. Reserve funding strategy. Compliance tracking. Case documentation. Institutional memory. The legal obligations that make your board personally accountable to unit owners.
That’s not an oversight in the contract. It’s the contract. Property management was never designed to cover governance. And yet most boards — paying $10,000 to $18,000 a year for the service — assume it does.
Operations and governance are different jobs. One has a contract. The other has a fiduciary duty.


Beyond the management fee, most property management companies mark up vendor invoices — the plumber, the landscaper, the elevator contractor — by 10 to 15 percent before passing the bill to the association. It’s legal. It’s common. And boards have almost no visibility into it. (more…)

It was September 1st sometime between 6:45 pm and 7 pm. I (brunette man) was jogging south on the Rock Creek multi-use trail around the Massachusetts Ave bridge wearing a gray New York Parks t-shirt with a big green maple leaf in the middle and black running shorts and you (dirty blond man) were jogging in the other direction in a colorful tank top and dark running shorts. The DC Chamber Musicians close out the 25-26 season with popular works by Brahms and Dohnanyi, and three selections of newer works that are sure to delight. All set in the lovely St. Thomas’ Parish Episcopal Church in the Dupont Circle neighborhood. Join us afterward for a reception featuring light refreshments (including beer and wine) and an opportunity to chat with the musicians.

The 8 Slurpee Puppies: Fanta, Blue Raspberry, Pina Colada, Lemonade, Cherry, Peach, Coca-Cola, Mountain Dew, and their Mama Eden, are ready to find their forever families! The puppies are almost eight weeks old, and are totally typical puppies, although we are starting to see their distinctive personalities, ranging from shy and cuddly, to playful and mischievous. They are Mountain Cur mix puppies, just like their mama, Eden, meaning they will most likely be medium sized hound mixes when fully grown! Are you looking to add a puppy to your family? Titan and Kronos are incredibly special bonded brothers. Titan has limited eyesight, and Kronos was born without eyes, but you would never know that these two boys are any different than other cats. Their zest for life is infectious, and they are both confident, adaptable and cuddly – they are even great with children! Their zest for life is infectious!
Like his namesake, Titan is a mighty force to be reckoned with! This extraordinary little guy has a heart full of love and a spirit that knows no bounds. Despite having limited vision, Titan’s affectionate and outgoing nature shines brightly. This special little guy doesn’t let anything hold him back — he’s always the first to greet you with a purr and a cuddle, melting hearts with his gentle touch. He is athletic, energetic, and the best squiddler (squiggles while cuddling) you’ll ever meet!
Kronos looks almost mythical with his sleek black fur and opalescent white “eyes.” While Kronos was born without actual eyes, he has no idea that he’s any different than any other cat. He’s brave, active, playful, and a bit mischievous! He’s affectionate, cuddly, and always down for a great game of chasing his favorite wand toy. This little rockstar navigates his world with an impressive sense of adventure and determination, proving that his lack of sight doesn’t define him.
Kronos’s sweetness is truly heartwarming. He loves to snuggle close, purring softly as he soaks up all the love and attention. His bravery is evident in the way he fearlessly explores his surroundings, using his other senses to guide him and bringing a unique charm to every moment.

Park police handcuffed all vendors near the Lincoln at once at 1 pm (Thursday.) Looks like police were taking carts as well after the arrests.
Not sure if this was due to them being with no license, after multiple warnings etc.
