Yesterday we learned about the affordable housing component fronting V Street – here’s the project fronting U Street.
From a press release:
“High Street Residential has partnered with Deutsche Asset Management to develop a 288-unit, Class-A, multifamily project, located at 1441 U Street, NW, Washington, D.C. This luxury apartment project will also feature more than 15,000 square feet of retail in the core of the U Street Corridor. Construction is scheduled to commence Q3 2016, with completion in mid-2018.
1441 U Street is located adjacent to the Frank D. Reeves Center of Municipal Affairs, at a site that was once the home to the now-razed, 48-unit Portner Place Apartments. This site will also contain Portner Flats, a 96-unit affordable housing complex fronting V Street, NW that will be developed concurrently by a joint venture between Somerset Development and Jonathan Rose Companies. From a press release:
“On July 7th, the District of Columbia Housing Finance Agency (DCHFA) closed on the financing of an affordable housing development in one the District’s most sought after neighborhoods, the U Street Corridor. The Agency issued $27 million in short term DCHFA tax exempt bonds providing a portion of the funding for the acquisition of Portner Place and construction of Portner Flats (1440-1450 V Street, NW) located in Ward 1, one block west of The Frank D. Reeves Municipal Center at 14th and U Streets, NW. Blaylock Beal Van, LLC underwrote and sold the bonds in the publicly offered transaction. In addition to the bond financing, $14.5 million in equity was raised by Boston Financial Investment Management for this development through the syndication of low income housing tax credits allocated by DCHFA. Prudential Mortgage Capital Company underwrote the mortgage and is the permanent lender for the FHA insured transaction. The DC Department of Housing and Community Development (DHCD) also provided $2.4 million in subordinate financing for this project. (more…)

From a press release:
“The District of Columbia’s U Street corridor is getting a new hangout this August at 926-928 U Street NW. Service Bar DC’s proprietors: Chad Spangler, Glendon Hartley and Chris Willoughby, are all veterans in DC’s bar and restaurant scene. Chad and Glendon (former president of the US Bartenders Guild DC Chapter) are also partners in the Menehune Group, a behind-the-scenes consultancy that specializes in building highly customized ice programs, bar programs and cocktail menus for some of DC’s favorite restaurants and bars (Ocopa, Provision 14, Bonfire, SOI 38, and MXDC to name a few). Their partner Chris, is a long time U Street business owner having owned the popular bar JIN on 14th and U St and before that, Mangos. Together they aim to bring a service-driven, neighborhood retreat with cocktails that will just happen to be, of the highest quality.

The bar’s concept yields from the service industry’s well-known “service bar” where the goal is to make a large number, and variety of cocktails, quickly and well. SBDC aims to define what is to be a casual, neighborhood cocktail bar with high quality cocktails, and a price range that says “see you back here tomorrow.” Featured highlights include an all-day happy hour menu with $7 Cocktails, $7 Pop & Ponies, buy-one-get-one shots and a “snug room”, modeled after the small, private drinking rooms of the 18th century Scottish and British pub culture. The SBDC Snug Room will have an intimate capacity of five to six guests, with a special window to the bartender, and offer a shareable cocktail menu exclusive to the Snug Room. (more…)
