Then of course I read the last sentence and I’d invested too much time not to post…

For those looking for a bit of a cheaper option – across the street at 940 N St, NW there is a 2 bed/2 bath going for $519,000.


I think I once featured one of their signs before but walking by last weekend I realized that this is a prime building that needs new life. I’ve always wondered how good the hoagies once were but obviously that time has passed. It’s time for Hoagie House at the corner of 4th and N St, NW to shed the boarded up windows. Anyone know how long its been boarded up?

Perhaps it’s time for Hoagie House II? You think this would be a good spot for a Taylor Gourmet Deli?

What do you think of the renovation? The original asking price was $559,900. Now this 2 bed/2.5 bath is going for $524,900. Sound realistic?

There is also another for sale on the block at 431 Ridge St, NW for $400,000 (but they don’t have many photos so it’s hard to judge.)


While they’re still waiting on some permits, this looks like it’ll be pretty sweet. From their Web site, Sundevich will:

At long last the convention center hotel is getting started! Thanks to twitter user MWTICE for sending the picture above letting me know that they’ve saved the the jacket in the ground which, I think we’ve said, comes from an old dry cleaners formerly on this spot. The ground breaking of the hotel is taking place today at 11am at 9th Street and Massachusetts Avenue, NW. More photos on the project as construction progresses.


Ever since Vegetate closed up back in Nov. ’09 I’ve been keeping a close eye on this space. Ed. Note: Still no word if/where Vegetate will reopen. Anyway, this past weekend I saw some people sitting inside and I knocked on the door.

I chatted with a few of the proprietors who were super kind and quite enthusiastic. They are def. open for business but I’d call it more of a soft opening. The menu is still being developed and refined (I’ll show the current menu after the jump) and they hope to have a liquor license in early Dec. Additionally a new sign will go up outside when the proper permits are in order.

I have to be honest, I never went to Vegetate so I’m not sure how much the space has changed. It is two floors with more seating and a bar area upstairs. (After the jump I’ll also show some more photos of the interior.) So, Cafe Eagle will be an Italian/Eritrean restaurant. At the moment the menu is nearly all Italian with one Eritrean option. Though as I mentioned, the menu is still being developed and refined. Do you think an Italian/Eritrean restaurant will do well at this location?

“Dear PoP,

I live in The Eleven Condo building at 1111 11th St NW. The attached photos are of the building next door, in between The Eleven and The Morrison-Clark House B & B. Could you look into the building’s status? It’s a beautiful brick building, but all the windows are boarded up and there’s regularly trash out front. The location is fabulous and I think if someone gave it some TLC, it could be a gem!”

Do any readers know the story of this building? Is it going to be one of the buildings torn down to make room for the Convention Center Hotel? Is it too late for it to be saved? Anyone know what it used to be and how long it has been boarded up?


Back in July ’09 we looked at the Yale lofts at 4th and New York Ave, NW. This new building is going up right next door (and across the street from City Vista) in Mt. Vernon Square. Anyone know if it’s going to be condos or rentals?

Hard to properly judge it at the moment, we’ll revisit when it’s completely finished.


A lot more info came out today on what was once scuttlebutt here back in early August. Today, Washingtonian’s Todd Kliman got details:

“I just this second hung up the phone with Michael Landrum, the iconoclastic restaurateur who operates Ray’s the Steaks and Ray’s Hell Burger. Landrum has big news on this chilly Election Day morning: an announcement of a new coffeehouse venture.

“Not only can I confirm that we signed a lease at CIty Vista, but we actually — believe it or not — have already begun construction on an urban bakeshop/cafe called Ryse, which is built to extend the impact that Ray’s the Steaks in East River has had in that community. It will be a modern streamlined mainstream coffeeshop with salads, fresh-made sandwiches, and possibly frozen yogurt.”

Does this sound like it’ll be a good addition to Mt. Vernon Square?
