As far as fixer uppers are concerned this one looks to have good bones. Any guesses on the cost to fix it up? Given that does $310,000 sound reasonable for this 3 bed/2 bath?


I love having the opportunity to see the insides of homes that I walk by all the time. I was fortunate enough to be invited over to this home on Newton Street to see some of the Green features. The owner, Jimmy Edgerton, and the housemates were beyond kind in giving me a tour of the entire home yesterday. Following is an explanation of the renovation by Jimmy.

The home features 6 Bedrooms & 4.5 Baths on 3 floors – central heating and A/C (2 zone) – solar photovoltaic panels that generate electricity – solar hot water heating system – partly vegetated roof – recycled materials installed & waste diverted from landfill.

The house originally was roughly 1200 SF liveable (1st and 2nd floor) with a 600 SF crawl space basement. After renovation by a previous owner who went bankrupt, the house had a 20ft rear extension, added a third story, and dug out the basement to make it liveable. Now the house is 4000 total square feet and is the “greenest house on the green line”!

Eco-efficient features include: solar photovoltaic and solar thermal panels on the roof, no or low VOC paint on the interior and exterior, bamboo flooring on the first floor, carpet made from 100% post consumer recycled material on the second and third floors, incredibly high percentage of re-used and diverted from landfill building materials and fixtures, energy efficient central heating and air with two zone flexibility, optimization of natural light, and inviting social spaces throughout the interior. Green features coming in 2010: partial green roof, front and rear landscaping to reduce stormwater run-off, rooftop rainwater harvesting, and an exterior “living” wall from bamboo.

The solar photovoltaic panels that produce electricity and reduce the house’s energy bills by 40-60%. The panels are on an open loop system so a certain times the house acts like a power plant and supplies energy to the grid! For example, on a summer day when the air conditioner is off the house will producing more electricity then it is using so the power flows into the grid! At this time I have not sold the RECs (Renewable Energy Credits) to Pepco because then I am effectively allowing Pepco to pollute and the house losses its ability to say it is a carbon off-setting facility.

The solar thermal panels that pre-heat the houses hot water. There is a back-up electric water heater that kicks in if the solar panels are not keeping the water hot enough. If showers are not taken all at once then basically all the house’s hot water comes from the Solar panels (80-90%).

Just a quick note to pass along these grainy-but-exciting photos I couldn’t help but take on my way home last night. They’ve taken the paper off the windows at the Chipotle going on on 14th, where they’ve got menus, furniture and other fixtures all ready to go. I can practically smell the cilantro!”

Last I heard they were going to open by December so it looks like they’re gonna make that goal! This Chipotle will be opening up at 3113 14th Street, NW.

I noticed a story in the WBJ from last Friday saying the Allegro (3460 14th St, NW) was going into foreclosure. As a resident I have not heard anything from our management (not surprisingly) and was hoping you could ask around to see what people have heard. Has this type of thing happened to other apartment buildings readers live in? Does it typically have any effect on the renters?”

I’ve received a lot of emails about this development. Folks have also been commenting about this development in previous posts. Since you are a resident I really don’t think you have to worry. The article said that the property will go to auction Nov. 18th. I imagine it will be purchased and you will not even know the difference. I suppose it is possible that the new owners may change marketing companies and possibly change some of the rents. However, I would think that you’ll be locked into the price on your lease (anyone know for sure?).

I’m also curious if anyone has experienced a similar situation or knows of anyone who has gone through something like this? Do you think it is safe to assume that the current resident will not really notice any difference?


There have been some false reports today that Senor Chicken has opened up on Park Road just west of 14th Street in Columbia Heights. On Sunday I saw some folks in the store but the doors were locked. While talking to them through the window they said they were not open but would be opening soon. I said, next week? They replied, soon. I walked by today at 1:30pm and the door was locked but there was soda in the fridge so they should be opening any day now.


Back in April I gave some scuttlebutt mentioning a sports bar possibly coming to Irving St. just west of 14th in the retail of the Highland Apartments.

So it’s definitely coming! It will be called something with the word Lou’s in it as a tribute to the owner’s father. So for the name would you prefer – Sweet Lou’s Bar and Grill, Lou’s Bar and Grill, Lou’s Sports Bar or something else (remember Lou has to be mentioned)? And for the entertainment – there will be lots of tvs to watch sporting events. And it is a pretty big spot around 4,000 square feet. So for other entertainment options would you rather have a pool table, shuffleboard table, air hockey, or something else? It can’t be all of them so which would be best?


We’ve been following the development of Ellwood Thompson’s status in opening a new store in DCUSA in Columbia Heights. Following is the latest word. If you’d like to see them make the move make sure you let Fenty know.
