“For my fellow ANC 4C folks, below is a brief summary for those who may not have been able to attend the meeting held by DC Department of General Services (DGS) regarding the future of 1125 Spring Road NW, here are a few highlights:

-1125 Spring Road NW is a capital asset with DGS and will be developed as a residential property consistent with its zoning designation. DGS plans to surplus the property to the DC Housing Authority.

-The purpose of the meeting was to solicit feedback from the community regarding the possible residential uses of the property (i.e. affordable housing, mixed use, senior).

-Based on the comments and questions, there seemed to be a concern about the process. For example, how will the feedback from the community inform the final recommendations and decisions; concern the community will not be able to review or comment on the recommendations to be presented to the city council; lack of confidence in the DC Housing Authority to move this project forward in a way consistent with the community interests (e.g., parking issues, permanent versus transient, etc.); and a concern that decisions will be made regarding this project amid changing DC leadership.

-The intended use of the property is the undecided issue. Although most would like to see the property used for senior living, it was suggested a survey be conducted to better understand the community’s overall interest about the use.

-DGS emphasized that the best way to express your interests and concerns regarding this matter is to 1) contact your DC City Council Member; and 2) contact DGS

Will the massive gap on H Street in Chinatown finally be filled? It’s seems like there’s been a fence over this property by the Chinatown arch for as long as I can remember. Can’t believe it might become a hotel:

R&R RE-ality reports on the hearing held June 10th:

“The proposed hotel, to be named The H Street Hotel, is to be developed by Modus Hotels, a DC-based company that owns and operates nearly a dozen boutique hotels, most located in Washington, DC. The hotel will have some retail space, including a restaurant. The proposal is for an 11-story brick building with 245 small guest rooms, most about 150 square feet in size. Most of these rooms will accommodate only one bed, so are quite small by DC hotel standards.

No decision was made and the hearing will be continued on July 22.”

Lots of readers have been sending in questions about the corner of Sherman and Georgia Ave, NW. Last we heard, in September of last year, the building at the corner of Shepherd and Georgia Ave, NW (formerly home to the Goins restaurant) had been demolished. At that time it was supposed to become the the Fahrenheit Condos. That website is still active and I’ve seen construction workers at the space so presumably it’ll still become condos. Anyone heard anything different?

“In the heart of Adams Morgan, one of the most exciting neighborhoods of Washington, DC, Perseus Realty is developing The Adamo, a 34-unit luxury condominium with contemporary flair. Urban Pace, Washington’s leading condo sales and marketing firm, will begin presales in September.

In 2012, Perseus acquired the site at 1827 Adams Mill Road and began assembling design specialists who could bring the atheistic necessary for such a prominent location. Following demolition of an existing structure on the site, construction began in early April. The project is scheduled to deliver in May, 2015.

The building will include 8,500 square feet of ground-level retail space, which will include at least one new signature restaurant.

Perseus selected PGN Architects to design The Adamo. “PGN specializes in boutique-style projects, and every one of their buildings is distinct,” said Adam M. Peters, Executive Vice President, Perseus Realty. “This site has a trapezoidal floorplate, so special attention was needed to create proper unit layouts. In addition, we wanted each unit to have something special and I think those elements will be apparent when the building delivers.”

Alexandria, VA-based ADG is creating a vibrant interior combining new and different materials with timeless design. Inspired by the eclectic neighborhood, the lobby will feature sleek and modern built-in millwork, vibrant glass artwork by renowned artist Mindy Weisel, and custom light fixtures. The Adamo’s rooftop will have a grilling station and outdoor seating areas.

Unit finishes will include German-made hardwood floors, modern custom kitchen cabinetry from a Canadian millwork shop, quartz countertops, white and green glass backsplashes, and stainless steel appliances by Bosch and KitchenAid. Bathrooms will combine travertine-like porcelain tiles and textured linen tiles. Bathroom vanity cabinetry is designed to “float” on the wall.

The Adamo’s one and two-bedroom residences will be priced from the $400,000’s. There will be 27 underground parking spaces that can be leased by buyers or other neighborhood residents along with bike parking and storage units. Perseus named the development in memory of Mark Adamo, who served as the company’s Senior Vice President of Development.”

“Deputy Mayor for Planning and Economic Development Victor L. Hoskins announced that the District of Columbia, through the Office of the Deputy Mayor for Planning and Economic Development (DMPED), has released a Request for Proposals (RFP) for the redevelopment of the historic Grimke School at 1923 Vermont Avenue NW, and an adjacent District-owned parcel at 912 U Street NW.

“This is a tremendous opportunity to revitalize a property with historic significance in the U Street Corridor and to integrate both sites into the surrounding Uptown Arts District,” said Deputy Mayor Hoskins. “We are confident it will draw serious interests from developers, and we look forward to an expeditious solicitation process.”

The RFP is for two parcels located in the Mid-City U Street/Uptown neighborhood, also known as the U Street Corridor, at Vermont Avenue and U Street NW in Ward 1 near major thoroughfares, multiple bus stops and a Metro Station. The property located at 1923 Vermont Street consists of the approximately 52,000 square foot historic Grimke School building and approximately 14,850 square feet of lot area that currently houses the African American Civil War Museum and provides accessory off-street parking.

The property at 912 U Street is approximately 5,900 square feet and is currently a parking lot. The District seeks development plans that include, but are not limited to, a mix of uses that are compatible with and leverage surrounding neighborhood development; are responsive to community and stakeholder preferences; and reflect the project’s proximity to the U Street/African-American Civil War Memorial/Cardozo Metro Station as well as other transportation infrastructure.

A pre-response information session and site visit is scheduled to be held Tuesday, June 17, 2014. Responses are due by Tuesday, July 29, 2014. After responses are received, a review process will ensue to short-list the respondents as qualified to move forward in the District’s solicitation process for the site or a “best and final” proposal may be requested before a final selection is made. Following this, a developer is slated to be selected by winter of 2014.

“Bozzuto Homes, a division of The Bozzuto Group, announced that the company will begin construction on 96 condominiums at V Street NW and 15th Street NW this summer, with an anticipated completion date of late 2015. The development is a joint venture with NVCommercial Real Estate Fund I.

The V Street development, a nine-story building, will offer 96 condominiums with a mix of studios, one- and two- bedroom floor plans in the popular U Street Corridor neighborhood. The building tower will be constructed with a concrete frame and the façade will be cladded in masonry and large spanning windows.

The development will feature a community lounge, meeting room, ground level patio, rooftop deck, and a parking garage with 37 parking spaces, as well as storage closets and ample bicycle storage. All residences will be finished with European-style cabinets, quartz countertops, and wood flooring. Other features available in many of the residences include floor-to-ceiling windows as well as balconies.

The project team consists of general contractor Bozzuto Construction Company, WDG Architecture, Metropolitan Engineering, Inc., SK&A Engineers, and Wiles Mench Corporation. NVCommercial Real Estate Fund I is the equity partner, and M&T Bank will serve as lender.”
