        • The Coupe, KBC, Maple, Red Rocks and Meridian Pint are all right in front of that park so I’d tend to agree with WDC

        • Trolley Park is across the street from The Coupe, Meridian Pint, KBC, Maple, Red Rocks. It’s a pretty busy area.

          That said, a couple of years ago had my phone stolen across the street from Trolley Park.

          • It’s busy on weekends and mornings/evenings, but pretty quiet during the day. Especially Monroe between 11th and 13th

        Serious question: would anybody like to hazard a guess regarding the median length of time that homeowners in the immediate vicinity has been in their home, or alternatively, the proportion of owned homes in the area that have turned over since the opening of the Columbia Heights Metro Station (picked that date rather arbitrarily)? My point is that although you are surrounded by homes that would cost $700K+ to buy today, most people in those homes did not buy them today, and as you can readily observe, the composition of the neighborhood as a whole is very different than the composition of the newcomers. That you are surrounded by $700K rowhouses here says more about recent trends in real estate prices than about the prevalence of street crime. Not that that makes it acceptable to have armed robberies here or anywhere, but the notion it is a big surprise *because you’re near trendy restaurants and houses that very recently became very expensive* is kind of silly.

          Excellent point. Home values are based on supply/demand issues more than anything. Just because there are bunch of expensive houses doesn’t mean that everyone there is rich. Far from it. Over time as there is more turnover, issues like crime do improve. That area is still transitioning.

          • Home values are also based on banks’ willingness to lend certain amounts in certain areas. No way in hell a bank was going to loan you $800K to buy a modest SFH in CoHi or H Street ten years ago. It would never have made it through the bank appraisal process. Tip: don’t be the last one holding the bag.

            No, banks’ willingness to lend certain amounts in certain areas is entirely based on neighborhood comps (aka Home values). I think you have it backwards?

      • Another tangent here but a flipped rowhouse right there isn’t 700k. I’d actually say… there aren’t flipped rowhouses there, but instead rowhouse conversions into 2-3 condos sold for 600k each….

        • Every single rowhouse can flip in the next 5 days and that won’t bring us safer streets. It is the extreme concentration of low income housing – which isn’t going anywhere – and will still be there on day 6.

        More low income housing in the city is a valid policy debate. Concentrating it in one area (or, rather, exempting certain areas from it) is just bad policy.

          I have been mugged at gunpoint twice in my 11 years living in DC. I have no special reason to believe that the perpetrators lived in low-income housing. I will stipulate that some nonzero percentage of the crime in the neighborhood does stem from residents of the low-income housing and I suspect that very little of it stems from the luxury apartments and condos, but a substantial proportion of it stems from residents of houses owned by the problem-individuals or their families. Lots of hard-working non-wealthy people bought houses around here loooong before it was really expensive, and then passed the property on to their less-hard-working children, grandchildren, nephews, etc. I watched the house next door to my old house turn into a drug house when my delightful 87-year-old neighbor passed away and her ~25-year-old thug of a grandson inherited it.

          • To add to HaileUnlikely’s point, we have no evidence that the perps came from the neighborhood. A lot of the crime committed in DC is done by those who live in the suburbs. It’s unfair to target the local low-income housing for this crime.

  • Glad the police were able to get a description of the gun’s color. I’ll be on the lookout for anyone carrying a black gun.

  • Hopefull the businesses along this strip of 11th St can put a little pressure on Nadeau. 2:30pm? I’d like to say I was surprised, but there are routinely assaults and robberies on 13th St. It was bound to happen on 11th… Meanwhile, nothing from Nadeau on crime other than “forwarding” MPD emails via the CoHi listserv.
