  • Thanks for the data file. It’s fun to run the numbers! Average home sold in Aug went for $8000 below the list price.

    Those at the lower end of the price spectrum (1 bedroom) are more likely to sell at list, while those in the upper end of the price spectrum are seeing significantly sales below list price (esp. among $1 million + properties). Those going into bidding wars tend to be starter family homes – 2.57 bedrooms, 1.78 baths.

    Anyway we can get a compiled spreadsheet with months of tracking data in different Excel tabs?
