This is certainly an interesting set up. You think it would be ridiculously expensive to combine the units into one home? I’m def. digging the garden. Does $889,000 sound reasonable or is it gonna need another price drop?

As the incoming president of the state level Realtor association for DC, I just spent five days at national meetings listening to other state leaders discuss the challenges within their real estate markets. To say that we, in the District of Columbia, are currently faring better than other parts of the country is an understatement. Whereas in the DC market we are occasionally dealing with foreclosures and short sales, some markets continue to struggle with inventory overwhelmed with both.

With interest rates for even jumbo mortgages at super lows, and lower and mid-range priced properties selling at a comfortable pace, we’re seeing the return of the “move up” buyer. Consider that in 2009, from January 1st until November 11th, there were a total of 359 sales of real property in the District that settled at a million dollars or more. Incidentally, 59 of those sales were condos or co-ops. This year, so far there have been 466 sales at a million dollars or more (84 of them condos or co-ops).

From time to time, I’m going to revisit some restaurants when I start hearing mixed reviews and/or it’s been a while since we last looked at the space. We last judged 1905, located at 1905 9th Street, NW, back in Jan. ’09. At the time reviews were mostly positive. Lately I’ve been hearing less than glowing reviews. Has the menu changed significantly? You can see their menu here. So what’s the word – is this still a good spot?

I’ve always thought this was a beautiful building on 14th St, NW just south of U St. I believe it has a working salon in one of the retail spaces but otherwise the building seems to have fallen into serious disrepair. If fixed up this place could be a real gem. I’m particularly fond of the two bay window currently boarded up. With a location this good, I can’t believe it’s been in this state for so many years. How many apartments do you think would normally fill this building?


Thanks to a reader for sending the heads up. I’m not sure how long Inspired Yoga had been closed but The Buddha B Yoga Center just opened up last weekend. Their Web site says:

“Advisory Neighborhood Commission 1B approved the recommendation of its Design Review Committee on November 4, 2010 to support the design concept of a proposed new development at 2221 14th Street, NW. The six-story, 30-unit apartment house with ground floor retail and one level underground parking garage will be located on the southeast corner of 14th Street, NW and Florida Avenue, NW. The owner is Douglas Development, and the architect is R2L:Architects, both of the District.

The concept design features a contemporary palette of glass, metal, brick and terra cotta panels. Angular projecting bay windows will provide views from the apartments down both the 14th Street and Florida Avenue corridors. On the ground floor, large glass shop windows could accommodate a café, restaurant or other retail establishment. The project is located within the Greater U Street Historic District, and will seek concept approval from the Historic Preservation Review Board later this month.”

I noticed the new bike lane around 15th and R St, NW. Work was still going on north of U St, NW:

Additional they added a buffer zone by the parked cars so you are less likely to get “doored”:

I assume they’ll add some sort of directional so people know which lane to ride in. You guys like the new set up?
