“11th STREET BRIDGE PARK COMMUNITY DESIGN MEETINGS – SATURDAY, DECEMBER 7

Help build Washington, DC’s first elevated park OVER the Anacostia River! Join us for a community design meeting about the 11th Street Bridge Park – a new civic space being planned in the nation’s capital. This is an opportunity to provide your input on this exciting project. At these meetings we’ll give an update about the project, work in smaller groups to help prioritize programming suggestions for the Bridge Park, and wrap up by using cutting-edge software to rapidly prototype programming concepts. This community-generated feedback will be incorporated into our nation-wide design competition to be launched in early 2014.

On Saturday, December 7 you have two chances to help shape the 11th Street Bridge Park.

We will hold a morning session at Matthews Memorial Church at 2616 MLK Ave. SE from 8 am – noon.
Can’t make the morning session? Join us for an afternoon session from 2 – 6 pm at 200 I St. SE by the Navy Yard metro station. Light refreshments provided at both sessions.

“Dear PoPville,

I rent from a newer apartment building in the Navy Yard neighborhood. I have a contract on a new-construction condo that was originally due to be delivered in December. I got a 6-month lease in my building to coincide with the condo’s delivery. Now the delivery date has been pushed back to late January to mid-February. My building just sent me notice that my lease will be ending at the beginning of January. If I choose not to renew my lease for a year, I will be on a month to month lease with a rent twice my current rate- an increase of over 2k. Since I can’t do anything to quicken the delivery of my condo, is there anything I can do about such an egregious rental increase? Is such an increase legal? Btw, I moved here last year from Atlanta. So, I don’t have any family with whom I can live in the gap time between the end of my lease and my condo delivery, whenever that turns out to be.”

“The latest addition to the growing restaurant/retail scene at The Yards was announced today by the project’s master developer, Forest City Washington. TaKorean, the popular DC-based Korean BBQ taco purveyor has agreed to open a store location at The Yards in DC’s Capitol Riverfront area. The new store location for TaKorean, which was established in 2010 via a local food truck operation, will be located in Twelve12, the new-construction residential and retail component currently under construction at The Yards to be completed in spring 2014. The 1722 SF TaKorean location will be adjacent to the previously announced Sweetgreen store at Twelve12 on 4th Street SE near the intersection of Tingey Street SE.

At full build-out, The Yards will feature approximately 2,800 residential units, 1.8 million SF of office space and roughly 400,000 SF of retail/restaurants/entertainment and services. Twelve12 will offer 218 contemporary apartments with a full service, 50,000 SF Harris Teeter grocery store at street level. In addition a 28,000 SF Vida Fitness complex including its Penthouse Pool and Lounge, Bang Salon and Aura Spa components will be a located adjacent. With the signing of TaKorean, the retail space in Twelve12 is now 92% leased. Residential leasing will begin in the first quarter of 2014 with initial move-ins expected by June.

Previously announced future openings slated for 2014 at The Boilermaker Shops include two more eateries, 100 Montaditos and Willie’s Brew & ‘Que.

Also opening soon are two additional table services restaurants, the first restaurants to debut in the Lumber Shed, the all-glass pavilion at the north edge of the waterfront Yards Park. Osteria Morini, a casual restaurant featuring Northern Italian cuisine is the latest creation from renowned NYC Chef Michael White, is expected to open in mid November. The Yards will mark his restaurant debut in the DC market. Opening in December in the Lumber Shed is Agua 301 featuring a Modern Mexican menu from the owners of Zest Bistro on Barracks Row.

Site excavation for what will be the third residential building at The Yards is about to begin on a
parcel just east of Foundry Lofts at the corner of 4th and Tingey Streets SE. The 327-unit apartment building, designed by renowned architecture firm Robert A.M. Stern Architects, is projected to be completed by late 2015. It will also offer over 20,000 SF of street-level retail space.”

Sometimes I say holy cow after visiting a new spot but that is simply not strong enough for this preview – a holy shit is required. Holy shit this place is awesome. The eagerly anticipated Bluejacket Brewery had a preview party last night and as expected the place is jaw dropping. Bluejacket is actually the name of the brewery – the restaurant and bar inside will be called The Arsenal (the building was part of a munitions manufacturing complex.)  It opens on Tuesday though if you live in the neighborhood keep your ears open for a neighborhood preview before then.

As always the photos do more justice than any words (though more background details are provided after the jump.) But to be honest these photos don’t even do justice to how cool the space is.  I highly recommend you check it out in the next six months before baseball season starts when this place is likely to get smashed crowded.  Two of my favorite beers from last night were the Forbiden Planet Kolsch and the Bombshell Belgian Blond Ale.  I seriously can’t wait to go back and try some more.

Yesterday we learned Whole Foods was coming to Navy Yard. Following is the official press release:

“Whole Foods Market, in partnership with the WC Smith real estate firm, has signed a lease for a new store location in Southeast Washington, D.C. The 36,000 square foot store will be located near Navy Yard and Nationals Park at 800 New Jersey Avenue SE. Whole Foods Market will anchor the retail portion of its $443 million development in the District’s Capitol Riverfront neighborhood.

The target opening date is early 2017. There are currently four Whole Foods Markets in Washington D.C.

“Washingtonians asked and we listened,” said Scott Allshouse, Whole Foods Market Mid-Atlantic regional president. “People who live and work in Southeast have been requesting a Whole Foods Market for some time. We are thrilled about finding the right fit given the combination of factors that go into deciding on a new location.” (more…)

“Happy to finally be able to announce that the entire second floor as well as one retail space of the Boilermaker Shops in The Yards DC will be taken by Ideaspace, a brand new concept for the tech and industrial design community in DC, where “members enjoy access to open work space, classes and experiential workshops, world-class speakers and events, as well as a state-of-the-art maker lab and wet lab.” Essentially, this will be a 16,000 square feet co-working space and event space, as well as a separate maker lab for building anything from robots, to hardware, to new product prototypes, to “DIY bio hacking” using the wet lab. Membership will start at $99/month, which makes it a pretty accessible place for a wide range of entrepreneurs and “makers.” So really, like nothing that currently exists in DC at this size and level.

Their goal right now is to open in the first quarter of 2014.”

This will be part of the Twelve12 development coming to 1212 4th Street, SE in the Spring of 2014. It will include a Harris Teeter and VIDA Fitness. VIDA Fitness has a Penthouse Pool Club at their U Street location. You can read more about the U Street location here.

According to a recent liquor license application for 1212 4th Street, SE they will also have:

“A Penthouse Lounge with Swimming Pool and ancillary food and beverage service. There will be occasional DJ performances and recorded music. Summer Garden with 235 Seats. Live Entertainment. Total Occupancy Load 299.”

Hours of operation are listed at Sunday through Thursday: 8am-2am, Friday and Saturday: 8am-3am.
