“Dear PoPville,

There has been a homeless man living in a bus stop near our house (in Brookland). He’s been there for quite some time (weeks if not a month or more). With the weather turning really cold this week, I went to Walmart and bought him some warm clothes, gloves and a few other things. I gave them to him two nights ago (in a small rolling backpack/suitcase so he could travel with it). He was there this morning when I passed the stop, but this afternoon, he was gone, along with all of his stuff (blankets, etc). The area had been completely cleared out. Does anyone know if the city or WMATA goes around and clears out these areas? I’m afraid that he left for the day and someone came through and took/threw away all of his stuff. Seems unlikely that he packed up all of his things (after weeks) and moved somewhere else.”

This house raises an interesting question, which was noted in the comments on the original GDoN post. How much does being on a busy street make a difference to market value?

Although the subject property sold nearly 3% below list price, it did move relatively quickly at less than two weeks on market. Average time on the market for the eleven bungalows sold in Brookland (including the subject) in 2016 is 27 days. (more…)

The kitchen will pay homage to the restaurant’s diverse staff and their backgrounds with a rotating menu of how holiday meals are celebrated in their specific countries, as well as here in the U.S. In collaboration with Catoctin Creek Distilling Company, each week will celebrate the flavors of a different country with a three-course dinner with cocktail pairings. The first dinner on December 6 will honor the flavors and ingredients of El Salvador with items like Pupusas, Smoked Pork Tamales and Arroz con Leche. The following week’s dinners will highlight flavors of Italy (12/13), New Orleans (12/20) and Mexico (12/27), respectively – all representative of the multi-cultural staff at Brookland’s Finest. Each of the three-course dinners with cocktail pairings is priced at $35 per person, and full menu details can be found below.

Additionally, on New Year’s Eve, Brookland’s Finest will offer a special three-course dinner-for-two menu to ring in the new year. The menu, created by Chef Shannan Troncoso, begins with Shrimp Cocktail with Gulf Shrimp, spicy cocktail sauce and Old Bay vinaigrette; followed by a second course of Surf and Turf featuring Rib Eye with whole Wild Maine Lobster, grilled rapini, roasted garlic mashed potatoes and béarnaise sauce; and finished with slices of Lady Baltimore cake and Red Velvet cake, along with a champagne toast. The special menu is available for $50 on New Year’s Eve only from 5:00 p.m. to close.”

Well this is gonna be a helluva transformation – the liquor license placard for Primrose says:

“A neighborhood bar serving French cuisine with a strong wine focus. Seating capacity of 66 inside. Total Occupancy Load of 97. Summer Garden with 26 seats. No entertainment, performances or dancing.”

In reviewing the market history for the subject property, I happened to notice that the first transfer on record in the multiple listing service (which only started in its current form in the mid-1990’s) was on the 17th of September 2001…less than a week post-9/11. At the time, it settled for $53,000., which was $6000. over the asking price.

Agents working in DC post 9/11 will recall a huge sense of uncertainty that pervaded the market. Eventually, following 9/11, the DC real estate market returned to normal and continued to thrive as the District welcomed new residents. Many areas of the city experienced revitalization that began in the early 2000s.

From a market perspective, agents rely on what we hear from our peers about open house attendance, number of (or lack of) multiple offers, days on market, price reductions, etc. Statistical data, however, will always lag behind what we experience anecdotally. For example, we will never know the actual peak or valley of a market until after it has happened. (more…)
