207 Florida Ave, NW

About a year ago we learned about plans for The Darkroom to come to former Aida sales and service store next door to the new DCity Smokehouse. I happened to come across this listing while I was looking for today’s GDoN post. The MRIS listing says:

“Investment Opportunity! Pre-packaged condo development project with plans for a 4 unit, 5 story mixed use building. Commercial unit is 3 levels ideal for restaurant while top 2 levels features 3 residential condos. Two parking spaces in rear. Keep current design or create your own with MU-4 zoning. Amazing Bloomingdale neighborhood location next door to new DCity Smokehouse on high volume avenue.”

Stay tuned.

3821 Georgia Ave, NW just north of the Petworth metro

Thanks to Ben for passing on from MRIS:

“REDUCED $200K. One-of-a-kind development opportunity in the best location in Petworth, directly across from Safeway and one block from the Petworth Metro. Potential mixed-use with 20,000+ square feet of buildable by-right.

3400 Georgia Ave, NW

“Dear PoPville,

Have you heard anything about the 3400 block of Georgia Ave? The mushroom farm seems to have never taken off (in fact I don’t think they even moved into the space).

Even that Spanish grocery seams to have stalled. According to PIVS their latest permit was cancelled. What’s going on?”

A staffer with CM Nadeau’s office sends OP:

“I wanted to let you know that the Department of Consumer and Regulatory Affairs (DCRA) has confirmed that both the properties you mentioned, 3400 Georgia Ave NW and 3412 Georgia Ave NW, are currently classified as vacant.”

Thanks to Bry for sending this jaw dropping look at the Wharf development:

“From Hain’s Point park – dang, what a change”

Ed. Note: I was just thinking how the new buildings on U Street don’t drop my jaw anymore, the development, while still huge has almost become routine but I actually drove past this one in SW on Sunday and I believe I uttered something like “holy sheeeeeet.”

1245 5th Street NW

A reader writes:

“this shady corner store at the corner of 5th and N NW got shut down over a year ago for selling illegal drugs etc and it would be great to get this turned over to somebody that would actually put something nice in.

I’m assuming the high price is due to a commercial zone that would get grandfathered in. In any case it’s been a blight on the neighborhood and would be great to get something nice in there….like a sandwich place or coffee shop type thing.”

The MRIS listing says:

“Needs to be seen, diamond in the rough. strong potential. Can be converted into condos or use the first floor as store front”

It’s currently listed at $1,299,999.

12Qchurch2

“Dear PoPville,

I haven’t seen a post about the old church at 12 & Q St NW in over a year, but it looks like work is almost finished on it! It looks to be created in the form of a restaurant, and there’s a huge patio on the other side spanning the distance from the building to the alley next to the Watermelon House. The first picture is from a couple weeks ago, but the other two are from yesterday. That yellow placard in the Q St side window is a stop work order, but I couldn’t get close enough to read why, nor could I find any other placards about what who might be moving in.”
