“The, Washington Nationals Philanthropies announced that development has begun on the organization’s fourth Legacy Field carrying the name of a current or former Washington Nationals player. The project, supported in part through financial contributions from Max and Erica Scherzer, is located in a community hub in the Ward 8 neighborhood of Washington Highlands. It will serve as one piece of a redevelopment project that will transform the Ferebee-Hope site into a multi-use education and recreation complex that will feature a new high school, indoor recreation center, and extensive outdoor spaces including a baseball diamond, football field, basketball court, community garden, and playground. The 66,500 square-foot field, scheduled to open in spring 2022, will feature a turf surface for year-round durability and adjustable bases allowing for 60-foot, 70-foot, and 90-foot base path configurations. “EagleBank, one of the largest community banks in the Washington, D.C. area, today announced that it provided financing to support the construction of a luxury apartment complex in Northwest Washington, D.C.’s 16th Street Historic District. The project is a joint venture led by Perseus TDC and equity partner Allstate Insurance Company.

EagleBank’s loan offering will fund a significant portion of total project costs, allowing Perseus TDC to construct a five-story, 158-unit luxury apartment building with an underground parking garage for both residents and Scottish Rite Temple patrons. (more…)

“I noticed some construction going on behind the Freemason Temple on 16th street. I know there’s been a push to build apartments/condos on that property – to which the neighborhood has been against. Curious if anyone knows if the complex got approved or if the construction/landscaping is unrelated.”

“Roadside Development and NASH, are pleased to announce that City Ridge will top out this week. The last concrete deck for the project was poured on May 18, 2021. This last deck sits on the south end of the lawn in front of the former Fannie Mae building that is currently being redeveloped as the future home of International Baccalaureate’s Global Centre for the Americas. The first of six residential buildings located behind the Fannie Mae building topped out in November 2020, and the last residential building topped out the first week of May 2021. (more…)

“Mayor Muriel Bowser announced Tax Increment financing (TIF) funds – totaling over $50 million – and broke ground at the new Northeast Heights, located at the Minnesota Avenue, NE and Benning Road, NE corridor in Ward 7. Northeast Heights is designed as a destination location to include mixed-use development consisting of new and reimagined retail, dining, and residential spaces. A primary anchor of the development is the relocation of the Department of General Services (DGS) headquarters, to be located at 3924 Minnesota Avenue, NE. Mayor Bowser was joined by Ward 7 Councilmember Vincent C. Gray, representatives from Cedar Realty Trust, the Goldman Sachs Urban Investment Group, Asland Capital Partners, Administration officials and members of the community.

“With this project, we’re using all of the tools in our toolbox – our DC Government leasing power, over $50 million in TIF funds, and we’re in an Opportunity Zone,” said Mayor Bowser. “With an assist from DGS, this development will bring new opportunities, new jobs, and new amenities to the residents of Ward 7. We look forward to when the construction is done and when we can cut a ribbon to what will be a remarkable asset to the community.”

Northeast Heights is part of the Mayor’s East of the River leasing strategy that includes using District government buildings as a catalyst for economic growth in communities currently experiencing underinvestment and needing retail, including grocery stores. Through this partnership between the District and Cedar Realty Trust, approximately two million square feet of the corridor will be transformed to revitalize and boost the Ward 7 economy. “Today, as part of March Madness, Mayor Muriel Bowser announced new progress at Skyland Town Center in Ward 7, including the beginning of residential leasing and five new food service leases. Once completed, Skyland Town Center will be a vibrant town square with upwards of 450 homes, a grocery store, a medical office building, and up to 156,000 square feet of retail. The Mayor made the announcement with the team from Rappaport and WC Smith.

“I know it’s taking time, but what we’re seeing at Skyland is a development that matches the vision of the Ward 7 community – a site with new housing, a grocery store, good amenities, and jobs and opportunity for DC residents,” said Mayor Bowser. “I’m grateful for everyone who is playing a role in moving Skyland forward – the Ward 7 community, our business partners and community builders, and, of course, our DMPED team. I look forward to the continued groundbreakings, and I look forward to all the ribbon cuttings even more.”

In 2019, Mayor Bowser and the development team announced that they secured a lease with Lidl US, which will open in 2022 and occupy 29,089 square feet within Skyland. “In partnership with the Washington Metropolitan Area Transit Authority (WMATA) and the Metropolitan Washington Council of Governments, the DC Office of Planning (OP) has engaged the Urban Land Institute (ULI) Washington to examine the future of Friendship Heights with a Technical Assistance Panel (TAP).  The TAP will be a key step in exploring opportunities for advancing transformative and equitable redevelopment in Friendship Heights, as outlined in Mayor Bowser’s proposed Comprehensive Plan update.

The TAP will examine Friendship Heights, once a leading regional destination for luxury retail which has experienced a major disruption in its market position, exacerbated by the COVID-19 pandemic. (more…)
