Today, the U.S. General Services Administration (GSA) accepted the top bid of $19.5 million for the Georgetown Heating Plant in Washington, D.C., which moves this excess federal property one step closer to a sale and moving it off of the government’s books. Georgetown 29K, LLC submitted the winning bid, and GSA is now working with them to close the sale.

“The Georgetown Heating Plant sale is the latest action in our efforts to get excess federal properties off our books while creating savings for taxpayers,” said Dan Tangherlini, GSA Acting Administrator. “GSA remains committed to using innovative ways to put excess properties to new uses. We are hosting auctions, requesting industry input, and offering proposed exchanges, which helps us to deliver on our mission to provide better value to the American people.”

The online auction concluded on March 6, and now that GSA has officially accepted the offer today, and the successful bidder, Georgetown 29K, LLC , will now have ten days to provide an additional deposit to move the sale process forward. After the deposit is received, the transfer of title to the new owner should happen within approximately 100 days.

The Georgetown Heating Plant sits on a historic two-acre site near the Georgetown Waterfront in Washington, D.C., and once served as a heating source for government facilities in the area. It no longer serves the government’s needs, and GSA proceeded with an auction to dispose of the facility. The auction opened on January 18 with a closing soft closing date was set for of February 19, but because of the enthusiastic daily bidding activity, the online auction continued for an additional two weeks.

The Obama Administration has set aggressive goals for using federal real estate assets more efficiently, and GSA has increased its efforts to help federal agencies identify unneeded properties and move them into the disposal process. Last year, GSA disposed of more than 100 excess properties. There is still more that needs to be done, and GSA is actively working with all federal landholding agencies to identify unneeded assets and move them into the disposal process.

One reader passes on some scuttlebutt about the renovation that has started at 1700 2nd St, NW:

“Rumor has it that it will be 9 one bedroom apartments and then a restaurant on the ground floor. As is the nature of a rumor I can’t confirm any of this… but just seeing that this place is getting attention is great news.”

From the files of ‘and I wanna be a professional football player’ comes word of the Cooper Hardware building for sale on 14th Street between Ogden and Newton Streets, NW. The listing says:

“DEVELOPMENT PROJECT OPPORTUNITY!!!! Corner store front with two upper levels with vacant, needing renovation 2/3 bdrm apts. For showing… contact your agent and prove your qualifications to buy. Building 100% vacant.”

It’s yours for $8,000,000.



Georgia and Shepherd Street, NW

Back in Oct. 2012 I heard that the building formerly home to Goins restaurant had been purchased and they were looking for a tenant to fill a combined 4,000 Sq. Ft. restaurant on the ground floor. Still no word on the restaurant but a big banner has gone up announcing the new condos going into the top floors. It will be the Fahrenheit Condos. Stay tuned for more news on the retail/restaurant space when a tenant is found.

Ed. Note: There is already a Fahrenheit condo building located at 2650 15th St, NW next door to the Celsius building. It appears a Kelvin has still not opened anywhere…



2725 13th Street, NW

Dear PoPville,

Plans have been posted on the DC.gov website for 2725 13th Street NW.

They plan on turning the building into four apartments.

Looks like they will destroy the front entrance and the cool original staircase. They will add a basic box to the back and sink a garage below grade.

Overall a shame, I think – this is one of the nicest homes in Columbia Heights.

We looked at 2725 13th St, NW as a good deal or not? post back in July 2012. Kinda reminds me of the great house at 13th and Euclid St, NW that also was split into condos.



901 Monroe St, NE – Sept. 2012

I wanted to take this opportunity to let you know that demolition activities associated with the 901 Monroe Street project will commence on Tuesday, February 19th. We have been busy working with the District and local utility providers to prepare the site for demolition and we are very excited to start turning some dirt.

I also wanted to inform you that the 901 Monroe Street Development Team will be presenting its Public Space Plan before ANC 5B at this month’s community meeting. The presentation will include detailed information regarding the landscape and streetscape elements associated with the project and how these design features interface with public space (some of you may have seen a similar presentation before ANC 5A on November 28, 2012).
