14th and Maryland Ave, NE

“Valor Development is building the apartment building there. This week the construction fences went up, and yesterday and today the church came down. Enjoying the view while I can.”

The Valor Development description says:

“The Maia is located at the intersection of historic Capitol Hill and the newly revitalized, hip H St Atlas district. The building offers eighty-four, one and two bedroom homes.”

In Jan. we learned that condo sales had begun at CityCenterDC. CityCenterDC’s boundaries are New York Avenue NW, 9th Street NW, H Street NW, and 11th Street NW. Last week I took a tour of a model unit and got to see this unbelievably cool 3-D model of the development by LIDCM Corporation. I think I have underestimated how transformative this development is gonna be. To say I was blown away is an understatement. I can’t wait until we get confirmation on the retail and restaurants (“With over 295,000 sq ft of retail space, CityCenterDC will feature nearly 60 stores, restaurants and cafes”) but in the meantime – check out some more photos of the model:

JBG, the firm developing the mixed use retail project on 13th and U (The Rite Aid Project) is hosting a meeting tonight (Feb 12th) to gather public input on its proposed community benefits package as part of its PUDs package (13th__u_-_neighborhood_handout). The location of the development offers more convenient access to mass transit than any other luxury multifamily project in Washington, DC with covered access via an entrance across 2nd Street to Union Station, allowing access to every major mass transit provider in Washington, DC (Amtrak, Metro, VRE and MARC). There is slated more than 210,000 square feet of high end retail space, including more than 100 specialty shops and 50,000 square feet of restaurant space.

The units have been designed to accommodate the young urban professionals that populate the area. With this target market in mind, the building is strategically designed with a majority of one bedroom and two bedrooms units tailored to individuals living alone or with roommates. 9th and N St, NW

This morning I posted a mural from 9th and N St, NW and some commenters mentioned the development from CAS Riegler coming to 1250 9th St, NW. CAS Riegler’s website says:

1250 9th Street is a 64,500 square foot, urban in-fill, mixed-use development project located in the heart of Washington, DC’s rapidly expanding 9th Street Corridor surrounded by three of the city’s largest developments. At completion, the project will contain a total of 70 residential units and approximately 8,200 square feet of ground floor retail one block away from the Mount Vernon/ 7th Street Convention Center Metro station. The development will be four levels of residential plus a penthouse level with separate townhomes and the ground level retail can accommodate two full- service restaurants. 1250 9th Street lies at the Southwest corner of 9th and N Streets, NW in the Shaw neighborhood at the convergence of Mount Vernon and Gallery Place. The site is partially occupied by a three story building constructed in the 1920’s. It is considered to be a contributing historic structure and will therefore be incorporated into the design of the new development.

1250 9th Street offers direct access and convenience to several popular amenities in the DC metro area along with easy access to major employment centers downtown DC and the rest of the metro area. Construction is scheduled to commence 1Q 2013 with a projected delivery in 2Q 2014.

Rendering via roadside development

Dear PoPville,

I live on 10th street near P street and I was wondering if you have ever seen an artist rendering of the Market at O Street that has shot out of the ground at breakneck pace.

You can read more about (and see a few more renderings of) the CityMarket at O project from Roadside Development here. And like you said, we’ll probably see the finished product in the near future!

1827 Adams Mill Road, NW

More exciting news for development projects in Adams Morgan. Urban Turf reports:

In addition to between 35 and 40 residences, 1827 Adams Mill Road will have 8,600 square feet of ground floor retail. The site is currently leased to an Exxon station, but in the next several months, that lease will be terminated and work will begin on the project. The expected completion date for the project is the beginning of 2015.



13th and U Street, NW

13th&U is envisioned as an eight-story residential building with ground-floor retail and underground parking. The building will accommodate approximately 135 residential units and 16,000 square feet of convenient neighborhood retail. It will be 90 feet tall, with the majority of the massing set back from the front and rear property lines. The exterior design takes its cues from many of Washington DC’s iconic residential buildings.

13th&U construction is expected to commence in June 2013, with completion expected by early 2015.
