For what it’s worth, this is the first Revisited that we are seeing that was listed following the election results. Real estate agents in DC these past few weeks are having some interesting conversations. It’s has been a while since we watched mortgage interest rates climb for what is now eight or nine straight weeks, to their highest level in two years. (more…)

When The Sonata, in which the subject property is located, and her sister building, Madrigal Lofts, were under construction, there was a sales trailer in a construction parking lot nearby. This was the gritty mid-2000’s, prior to there being a whole lot of new construction or retail in the Mount Vernon Square area.

Inside the sales trailer was a ginormous detailed three-dimensional model of the planned development for the neighborhood, much like you can see today at the PN Hoffman sales center at the waterfront. The area has experienced tremendous revitalization and has realized much of the development that seemed so far away back then. (more…)

If you read these Revisited posts regularly, it should come as no surprise to hear that there is a serious deficit of affordable homes to buy in the District of Columbia. DC Government has tried numerous strategies to address this problem over the years. In the case of the subject property, which has an income restriction for purchasers in what is considered “Moderate” or “Work Force” range income (based on Area Median Income or AMI), the property was developed specifically to provide units that are affordable over the long term. Non-profit CityFirst Homes developed the building, which is cooperatively owned by the residents. (more…)
