I always stop to admire this building. But when I did a quick search to see if we’ve looked at any other condos here – I saw that we judged this one back in Feb. ’11. At the time the asking price was $867,500. Today unit #1 is going for $725,000 ($334 monthly condo fee) – sound more realistic?

  • Holy crap! $725K for a 2 br condo? Does it at least come with a happy ending?

  • Hmm? My knee jerk opinion is that they may not be far off on the price, but the market will want to see a 6 in front at the very least. I say if this was priced at $699 they would get an offer.

    The shock at DC real estate prices is getting old.

    Looks like a nicely done place, and the parking spot is fantastic. Those garage doors cost like $10k to install! It’d be a good deal at $699k I’d say.

  • Well, its down 17% since its listing in February.

    It also looks like the realtor read some of the scathing comments about the photos the last time around and took some better ones.

    I kind of got the impression their first go-round that the realtor thought with the condo market in DC the way that it is, that the unit would immediately see and therefore didn’t have to put any effort into it.

    Still, I don’t think it will sell until it hits the sub 700K range.

  • My friend lived in this unit for a year. It was a great place to have friends over, although parking is hit or miss. I think the asking price is too high for this unit, but I’m sure they’ll find some sucker who will pay the dough.

  • I would happily buy this place for 725 if I was in the market right now.

    Looks like a nice place with a kitchen cabinets I really like, a secure parking spot, amazing location, a nice layout, and it is seems bright with a lot of windows.

    The only thing I am not too hip on is the tile, counter top and sink style in the bathroom. Also, not sure how big the rooms are since there aren’t any pics.

    Let me put in a caveat. If the 2 rooms are decent size *then* I would be will ing to buy this place.

  • What do you mean the parking is hit or miss? Isn’t it a deeded spot?
