Mon. Afternoon Rental Option – Logan Circle

The Craigslist ad says:

“Fabulous one bedroom one bath in the heart of Logan Circle! Located in a quaint Victorian on the 2nd floor, this apartment faces the front and gets a ton of light through the bay windows, has a wonderful open layout with a ton of closet space and storage, eat-in kitchen, central heat and cooling, washer dryer in unit.”

Here’s another another building that I’ve always admired when passing on a walkabout. Psyched to finally get a peek inside. Does $1595 sound reasonable for this 1 bedroom?

  • Sounds like a great deal. This is the kind of diamond in the rough that reassures me that the DC rental market hasn’t gone completely off the rails.

  • I wouldn’t say this is a diamond in the rough at all. It’s a nice looking apt in a good location for a fantastic price (for DC). I am not the owner, although I do sound like it…

      Also, that it’s not “shiny” like the brand-new (and overpriced) buildings.

  • $1,600.00 plus another 200.00 month for utilities – electric, heat/ac – and another $100.00 for cable. It looks like a nice place – but do have a realistic picture of the true cost.

    (A good landlord will let you see the current tenant’s utility bills.)

    • well put. if this were $1900 including utilities it would be effectively the same deal, but would not seem as attractive.

      How would a landlord have the current tenants utility bills?

      • Because they have a good relationship with their current tenants, and realize it is in everyone’s best interest to know what everyone is signing up for. Weird that that is so strange a concept to you.

        Why would any landlord want to deceive a tenant regarding expected utility bills? If the tenant can’t pay, it’s the landord who is screwed.

  • I’m always intrigued by people who are willing to spend that much money on rent ($1600 is a lot of money, even if it is a good deal!) and yet clearly aren’t that invested in the interior of their home. If it’s worth it to you to have a really nice place, wouldn’t you want to do more with it than cheap, sparse furnishings, no decoration, etc.?

    • If you’re just making your $1600 rent, dropping $6k on a nice dining/living room set might not be possible. For some, location is more important than interior design.

    • Well, I can relate to not wanting to much with the interior of a place, particularly a rental. I’m not totally willing to pay that much in rent, but if I was I don’t think I’d be any more interested in interior decoration. Besides, after paying that much rent, who’s got the money to buy furniture for it!

    • What they said, plus if you’re renting it just doesn’t make a lot of sense to buy nice furniture. You likely move around every few years, and your nice stuff might not fit with your future homes.

      And it’s not like this place is a dump! It’s just basic. It’s possible that someone who’s renting this apt goes out on the town a lot and just needs a comfortable place to crash at night.

  • I don’t know . . . it looks small, carpet instead of hardwood kinda blows, and the kitchen is pretty cheap and cheesy. Pretty good location overall but a bit of a hike to the metro.

    Still – it will go quick.

  • Such a good deal! It’s a great street and perfect location. I’m surprised they’re not asking more.

  • This ad is either a scam or the realty company is horrible at their job. I attended an open house here a few weeks ago and there were at least 10 of us interested in the place. The woman asked us for our email addresses and phone numbers and said she would contact us about applications. I never heard from her. I’m guessing no one else did either because the following week the ad was back up on Craigslist. I emailed them regarding the ad to ask for an application and no one ever responded. And now here it is again, for the third time. None of us provided this woman with information that could have swayed her one way or another…she couldn’t have even made a decision without more personal info. I’m not sure what is going on here but good luck to whoever wants to rent it.

  • Actually the ad is now up against and it’s about 100 dollars cheaper!
    I live down the block and location is so-so. 11th street is just a block away and it is pure sketch-ville.
    The carpet looks dirty. I don’t think it’s a good deal whatsoever.
