Good Deal or Not? “original pine hardwood floors” edition

This condo is located at 1823 Riggs Place, NW:

The flier says:

“Located on serene tree-lined-block bright south facing upper main floor 2BR in historic boutique brownstone condominium features soaring ceilings, original pine hardwood floors, oversized bay windows and exposed brick. Additional features include updated bath and kitchen with convenient gas cooking and breakfast bar and large private screened-in terrace, new plasma ACs throughout + pkg conveys”

I’m throwing this one out there for fellow fans of Riggs Place (see today’s house and door of the day). This 2 bed/1 bath is going for $525,000 ($415 condo fee). Sound right?

  • Cute place, love the porch and parking is a big plus. Only downside (although it’s not a minor one) is that both BRs look really small. Still, I would have guessed that the price wasn’t too far off but the Days on Market would indicate otherwise.

  • Price actually seems like a good deal for the street/neighborhood. Chalk up the DOM to the time of year? Or maybe there’s something else weird that you can’t see.

  • Weird – it can’t be the exterior pictured. The bay window is angled in and has interior shutters – looks more like 1825 Riggs.

  • There’s no such thing as Hardwood Pine. It’s either pine or hardwood (oak, maple, mahogany, etc. from an angiosperm tree). They probably mean “heartwood” pine. Heartwood comes from the darker, center wood from either conifer or angiosperm trees.

  • I also think that $415 for condo fees seems a bit high. Just what are you getting for that amount of money?

  • would be worth it if it had a second full bath. this limits the tenants to a single person or childless couple.

    • Really? I know plenty of roommates who easily share a bathroom, as well as couples who share a bathroom with their child or children. It may not be ideal, but it’s definitely doable.

  • Seems like a fair deal – though what happened to the dinning room table? It was there in one picture and gone in another – is that living/dinning really that small? If so that could be the reason it hasn’t sold.

    • ha! i think you’re right – it seems like they have rearranged, and added/taken away pieces of furniture to make that room look bigger. there’s a second end table that seems to appear next to the couch in the second photo, doesn’t look like there is space for it in the first. you can tell by that wall-hanging thingie. and look how little space there is in between the rug and the wall in the second photo – no room for a dining room table obviously!

      your observation made my day, i really find this to be hilarious for some reason. i feel like it’s one of those puzzles from highlights magazines, find the ten differences between otherwise identical images.

      • you can see the dining table in the bottom of one of the pictures. yeah, thats funny they moved it for the shot.

  • “boutique brownstone condominium” is realtor-speak for converted rowhouse I guess.

  • I live not too far away from this place and I have ‘original heart of pine’ wood floors… They suck. If you drop anything on the floor, it gouges. I try to pass it off as character though. Just like Mr. Wallace, I prefer oak.

  • Disagree if you want but I think this is hugely over-priced.

    There is central air of sorts (I saw a European unit on the wall in the living area) but it obviously doesn’t work that well given the portable one in the living room. No stainless steel appliances? Builder’s grade cabinets. “Nostalgic” bathroom. Small bedrooms. And that condo fee?

    They should price it at $485K
