A reader reports:

“I believe this closure took effect today, but wanted to share. It’s likely the result of the drug raid that occurred a few weeks ago. Allegedly, a promoter was selling illegal drugs on their second floor.”

Wait, what?!?!? Anyone else hear about a raid a few weeks ago?

Piola opened in D.C. back in 2013. They’re located right next door to the newly opened Grady’s.

Anyway, they’ve closed:

14th and U Street, NW

“Dear PoPville,

Wondering if you know what’s happening at 14th and U. We used to have a turn signal there. It was removed a while back.

Now there is regularly a police officer there directing traffic. Last Saturday, I was out running errands by foot. The police officer was YELLING at pedestrians not to cross, even when we had the light, so that she could let cars turn left. It wasn’t particularly backed up. It meant that a lot of people were confused about whether they could cross and would then try to run while she was letting people go. It was a hot mess.

This is a highly trafficked pedestrian area. Why is DDOT prioritizing car traffic there? If they want people to cross safely and drivers to turn left safely, this is not a good solution. Maybe we need that fancy intersection they have in Chinatown.” Ed. Note: There’s also a barnes dance crossing in Columbia Heights. Not a bad idea here!

Good Deal or Not Revisited (GDoN-R) is a weekly post that reviews the settled sales data of a recent individual real estate transaction in the District of Columbia. Each post is intended as a case study and a snapshot of the real estate market at a particular moment in time. GDoN-R generally posts on Friday in the late morning.

GDoN-R has been written exclusively for PoPville since 2009 by Suzanne Des Marais. Suzanne is a practicing Realtor with Compass. Unless specifically noted, neither she nor the company that she is affiliated with represented any of the parties or were directly involved in the transaction reported below. Unless otherwise noted, the source of information is Metropolitan Regional Information Systems (MRIS), which is the local multiple listing system and/or Smartcharts by Showingtime. Information is deemed reliable but not guaranteed.

This week’s subject property is a small scale rowhome with a burgundy bathroom, near the Shaw/Howard University Metro.

Inventory of active listings in this neighborhood is notoriously tight, with consistently about 1.3 months worth of supply (the amount of time it would take based upon the current pace of the market to absorb the current amount of inventory). With six months of inventory considered a balanced market, this limited supply generally works in favor of sellers.

Demand does not appear to be waning, as the 20001 zip code saw more than a 14% increase in the number of homes sold in 2017 versus 2016. District-wide, the number of units sold increased by 8.56% in 2017 compared to 2016. (more…)

Grady’s is finally here!! All the details from the owners:

“Grady’s is a comfortable and inviting spot with excellent food that we’ve created for our neighbors.

The neighborhood around 14th and Florida has grown rapidly over the last 5 years. The goal of Grady’s is to provide a warm, friendly and comfortable neighborhood restaurant for our local residents that may not be interested in the frenzy or trendiness that much of 14th St. has to offer. For Grady’s, the Chef is designing approachable seasonal menus featuring local ingredients with a focus on steaks and wild game meats.

The downstairs bar itself is originally from a ghost town in Nevada and was painstakingly moved here piece by piece. The upstairs bar is a laid back scene with darts and tables that are ideal for poker, if that kind of thing should ever break out. The Bar program features old and new. Mostly local craft beers are on tap and in bottle/can but customers will find familiar brands too (for instance Budweiser is on tap) New and classic cocktails feature many of the ingredients that would have been found behind the bar when it was first built.
