This might be one of the better deals on the investor side that has ever been profiled as a Good Deal or Not Revisited (GDoN-R), since the developer paid $200,000. cash for the entire building in 2010. In addition to the subject property, there are three additional condo units in this building, all currently under contract, listed from $400,000 to $525,000. Having personally brokered numerous properties in the Trinidad neighborhood over the years (ranging from $65,000. in the early 2000s to $500,000. at the peak of the market for a four unit building), I have to say that I’m rather impressed at the sale of a condo unit at this price. As one of the commenters noted on the original GDoN post, “the times, they are-a-changing, my friend…”

Located on the west side of the neighborhood, and substantially larger than other condo units recently marketed in Trinidad, these are much more expensive than a typical condo unit in this location. Now that these are selling, however, I would not be surprised to see similar developments in the future.


Florida Ave, NW has been getting a lot of action lately – now Florida Ave NE is getting in on some action with Chinito’s Burritos opening up at 635 across from Galludet University.

This is one of the rare occasions where I actually hope my scuttlebutt is wrong. Unfortunately I’ve heard it from a very good source as well as some other folks who’ve started to hear rumblings. Word on the street is that Capital City Diner will be closing soon at 1050 Bladensburg Road, NE. Capital City Diner opened back in Feb. 2010 after a long journey journey from upstate NY. In May 2011 their back patio opened and things were looking great. I’m not sure if it is the Denny’s that opened nearby at 1250 Bladensberg Rd, NE but I hear that could be part of the problem.

Anyway, I know many many folks really love Capital City Diner so I wanted to share the news as soon as possible. But like I said, in this particular case, I hope I’m wrong.

We sincerely appreciate your support, patronage, and– most of all– friendship over the past two years. You’re more than customers; you’re our friends and neighbors.

Although we received positive response to our recent improvements, we also encountered rising costs, a declining economy, and a national chain “diner” restaurant opening almost a stone’s throw away. Now, we must refocus and reformat our restaurant to move forward.

This weekend, we’ll open from 7am until 6pm on Saturday and Sunday so that we can meet up one last time to say good-bye before we close to reformat and improve our concept.

“Last night (this morning) about 12:37 am, two men were shot in front of a convenience store in the 1200 block of Mt. Olivet St. NE, near the intersection of West Virginia Avenue.

One of the victims, an 18 year old, died of his wounds. The second victim survived.

This morning at about 10:25 am, a 22 year old man was shot and killed near an alley in the 700 block of 19th St., NE, just off Benning Road.

There is no other information available to the public at this time. Detectives are investigating both cases.
