“The Columbia Heights rowhouse I lived in for three years just went on the market. I have a real soft spot for the place and would love to buy it, but the $ 585,000 asking price is out of my range. I’d love to know what your readers think!”

I think this makes for a nice contrast with yesterday’s GDoN that was divided into condos. Do you think $585,000 is reasonable for the 4 bed/2 bath home above?

These condos are located at 1350 Randolph Street, NW:

The flier says:

“BRAND NEW – new boutique condo. 2 bed + 2 bath. Private porch. Architecturally stunning, blocks from Columbia Heights metro. Reclaimed wood floor. W & D, stainless steel appliances, Euro kitchen & Ann Sacks tiled bath. GARAGE PARKING AVAILABLE. Pets OK. PRICE LOWERED 30K!”

Here’s a good example of a classic row house that was converted into three 2 bedroom condos. Firstly what do you think of the unit itself? Personally I think it looks pretty good. Unit #2 is going for $329,900. Does that sound reasonable for a 2 bed/2 bath in this location?

You can see Unit #1 here ($299,900) and Unit #3 here ($359,900).

From the CH listserv and DC Food For All:

The excitement begins on Saturday, June 5, 2010, the first day of the Columbia Heights Community Marketplace – to be located at the Civic Plaza at the intersection of 14th and Kenyon streets and Park Road, NW. It will run every Saturday, 9 a.m. to 2 p.m., from June 5 through October 30, 2010.

Are you glad that Sat. was selected?

And speaking of Pho a reader has some veggie Pho news from Pho Viet (3513 14th Street, NW):

“I’m a regular at Pho Viet. Nina and Mike are really great people and have put a lot of work into their restaurant and I’m dying for them to succeed. They spent a year renovating that basement and they’re some of the hardest working people I’ve ever met.

Anyway, I wanted to let you know that they added veggie pho to their menu and they have a chicken pho too (with beef broth). When you originally posted about them, there were a few commenters who wanted veggie pho.”

A few blocks from the 11th St. party zone & all the new developments in Columbia Heights. Smart location for the saavy purchaser. other units avail. FHA coming.”

I’m not sure this location is “just off U St.” but I don’t think the location is too bad. Do you think $279,450 sounds reasonable for this 1 bedroom/1 bath?

Simply Soles was located at 1438 Park Road, NW. I always thought this was a tough location for a women’s shoe store. In March they will be opening up in a new location at 3222 M Street, NW in Georgetown. Owner Kassie Kempel writes:

“With retail being what it was in 2009 a lot of opportunities came up that I couldn’t ignore. I hated leaving Columbia Heights but I also couldn’t justify staying there and paying the same rent that I could get in G-town. Hopefully a great place will take over the CH location.”

What do you think of the renovation? The pictures look pretty sweet. And the proximity to free waffles has to be worth something, yeah? Does $569,000 sound reasonable?

We are no strangers to discussing good brunch options. But I’ve walked by this sign at Wonderland (11th and Kenyon) many times and it occurred to me that I’ve never actually had brunch there. I’ve had some tasty quesadillas but never had the waffles. So I’m intrigued by the idea of free waffles. How are they? How’s the brunch in general?
