New 8 Story Building with “56 affordable apartments and 3100 Square Feet of Retail” coming by Shaw Metro

“Construction has begun on Channing E. Phillips Homes, 56 much needed affordable apartments with 3100 square feet of street front retail being developed by Lincoln Westmoreland Housing, Inc. immediately adjacent to the Shaw/Howard University Metrorail station in northwest Washington, DC.

The new eight-story building at 1710 7th Street NW was designed by acclaimed architect Shalom Baranes Associates of Washington, DC, representing that firm’s foray into affordable housing design. The 56 apartment homes, which follow Enterprise Green Communities guidelines, will include 28 one-bedroom apartments; 21 two-bedroom apartments; and 7 three-bedroom apartments. Construction is slated for completion by mid-2016 and rental applications will be accepted beginning in January 2016. (more…)

Finally some movement at the beautiful former National Bank of Washington building – no longer plans for an Armenian Genocide Museum – next up retail. Washington Business Journal reported (thanks to all who sent links):

“The marketing materials for the space identify a number of possible layouts, including a potential restaurant space with nearly 3,500 square feet split on three levels as well as a nearly 16,000-square-foot “flagship retail” space.

The Armenian Genocide Museum of America, which went through an ugly legal battle with the property owner for the past several years, is no longer pursuing a museum at the site”

“Today, Mayor Muriel Bowser joined Congresswoman Eleanor Holmes Norton and Property Group Partners to break ground on Capitol Crossing, a $1.3 billion project in Ward 6 that will transform a seven-acre site surrounding the I-395 Center Leg Freeway into a cityscape that will span three blocks and reunite the East End and Capitol Hill communities in the District of Columbia.

“Capitol Crossing represents a major milestone for economic and neighborhood growth in the District of Columbia,” said Mayor Bowser. “I am excited to break ground on a project that will have a positive and lasting impact on our residents, bringing good paying jobs to the District, and helping to create more pathways to the middle class.”

The development of Capitol Crossing is expected to create 4,000 construction jobs and 8,000 permanent jobs, all while dramatically improving the utility infrastructure supporting local neighborhoods. Once completed, annual new property tax revenue of $40 million is expected. Capitol Crossing will deliver almost 70,000 square feet of retail space, over 1,100 parking spaces, and 440 bicycle parking spaces. New I-395 entrance and exit ramps will improve traffic flows and make travel along Massachusetts Avenue safer for pedestrians and cyclists. “Building in danger of collapse in Shaw”

“Dear PoPville,

This building is at the northeast corner of 11th and M St NW (street address is 1017 M St NW). A new 9-story (or so) residential building is being constructed on the lot that wraps around this building (most recently a surface parking lot). Over the past two months they have done excavation, pile-driving, and pouring concrete for the basement levels.

As you can see in the second and third pictures, a crack has developed separating the side wall from the remainder of the building at 11th & M. At 11:30 DCFD had blocked off both 11th and M St to secure the site. By 12:15 they had left, but there is now security tape roping off sidewalks on both 11th and M, and M St is still blocked. Meanwhile, a crew from the residential construction project has shown up, apparently studying how to stabilize this building and prevent it from collapsing into their open basement construction site.”
