As much as the DC real estate market is driven by desire for central urban locations close to restaurants, yoga studios, and Metro, there is something to be said for being surrounded by views of the Park and a private half acre forest of land, not to mention having your own Japanese-inspired foot bridge. And all this within a fourteen minute walk to civilization and the Van Ness/UDC Metro station. (more…)

The earliest recorded sale available in the multiple listing system (online records only go back to the mid 1990’s) for this property was in 1998.

Two decades ago, the Anna J. Cooper Circle in historic LeDroit Park, upon which this grand home sits, was a very different place. At the time, a few houses down, Anna Cooper’s own architecturally impressive detached home sat vacant, as did many properties in the immediate area. These are old, very large homes, that are expensive to keep up and many, over time, fell into deep disrepair. (The Anna J. Cooper home was renovated around a decade ago by a developer as his own home.)

That 1998 listing? (more…)

The average sale price in 2017 in the Mass Ave Heights neighborhood, near the Cathedral, Garfield Street, and the Vice President’s mansion, is over $5,000,000. The subject property, which is a 1955 detached home on a nearly half acre lot, is a bit of outlier, and not just because at a $2.5 Million list, it was priced at the low end of the neighborhood.

This sale is notable within the price point because it not only went under contract within eight days, it sold more than 5% above the list price. (more…)

The original GDoN post for this property appeared at the launch price of $789,000. At that price, three commenters expected the small scale house in this location to go for possibly even above $789k. It was also noted in the comments that the home had not been staged and appeared occupied. Photos were updated to show the home vacant. (more…)
