Although only on the market for eleven days, the listing underwent a price reduction from the original $549,000. to $535,000. This quick improvement had its desired effect of catching the attention of presumably more than one interested buyer, sending the settled price relatively close to the original ask (at net $542,000.)

So far into 2017, there have been a total of 23 sales of fee simple houses in the Edgewood neighborhood, which overlaps the legal subdivision of Brookland in NE DC. The neighborhood is within blocks of higher priced Bloomingdale, as well as Red line Metro. (more…)

The original GDoN post for this property had no comments, which is unusual. Understandable, though, as it’s kind of an outlier listing. I call these “Resi-mercial” deals, which are sales that are too small for the commercial agents, and small enough for potential residential use. They tend to be listed by primarily residential agents. (more…)

“$1.2M for a shell of a house on Benning road. “Bring flashlight.” Think it’ll go above asking?”
It’s located at 1810 Benning Rd, NE and the full listing for this 3 bed/3 bath going for $1,200,000 says:
“Perfect opportunity to own in the H St corridor area, Metro within 1 block, walk to Atlas Performing Arts Ctr, restaurants, and much more, walk/bike to Cap Hill & National Arboretum, major development underway all around, shell, bring flashlight, make 1810 yours then live in one and rent two! Every once in a while, a house’s re-visit turns up a history of a number of sales within a span of time. These can be useful to look at as an individual case study of the rapid shift in affordability in the District.
You can also see the history of technology within the multiple listing system, which has been around in its current form since the mid-1990’s. For example, earlier listings will have pics taken by the MRIS photographer of the front exterior days after a property hit the market. Agents didn’t have digital cameras, let alone smart phones, back then. The 2007 listing is the first one with more than a single image. Check out the difference in the photos from 2007 compared to 2011. Then go look at the pics for the current listing.
