“Listed for 70,000. Sold for 135k. I wonder what will be built on this lot or if anything can even be built on the lot due to zoning? Wouldn’t surprise me if the next door neighbor purchased to extend their property/add an addition to their existing home.”

Bright MLS says 1706 Florida Avenue, NW sold on November 2nd for $135,000.

So you guys think something will be built here, if so what? Or do you think it’s more likely to be some breathing room for a neighbor?

Square footage was not mentioned in the listing. Because it is a cooperatively owned building, the tax record is for the building and not the individual unit, so square footage for the unit is not reported on the tax record. Other settled studios in the building were noted to be in the 400-500 square foot range. (more…)

The subject property, similarly a porch front rowhome, is closer to the urban amenities of Adams Morgan. (more…)

“For being over $1 million, I’m very underwhelmed”

“At this price, I would expect the kitchen to be twice as large.”

“I’d be bummed to not have parking for over $1mil”

In real estate, Expectation is Everything. (more…)
