Here’s hipchickindc’s original post on DC’s liquidation of vacant properties. The Post did a small write up on it. But I got a few updates from some readers that I thought I’d share:

“Several weeks ago I came across a post about the D.C. Government auction. Several members posted comments pertaining to what they thought the “going prices” would be for several of the homes listed. Well I attended the auction and to my dismay the properties went for well over the $50,000 – $75,000 some of your members estimated. I thought they might be interested in learning the “hammer price” for several of the “hot” properties included in the auction. The prices listed below do not include the 5% buyer’s premium that will be included in the final purchase price.

2305 1st street NW Washington, DC 20001 – $320,000
3004 13th street NW Washington, DC 20009 – $380,000
57 Bryant street NW Washington, DC 20001- $320,000
100 Bryant street NW Washington, DC 20001 – $380,000
475 Florida Avenue NW Washington, DC 20001 – $300,000

If you recall most of these properties appeared to be little more than shells. Good Deal or Not? You tell me.

I would be interested in finding out what your readers think of these prices.”

Another great reader’s take after the jump. (more…)

“New 4 unit conversion. LAST unit available! Modern kitchens w/ granite cntrs, custom cabs, SS apps, bamboo hdwds. Beautiful slate baths, spacious walk in closets. Great size BRs, pre wired sound w/ IPOD docking stations. Great location! Spectacular views of entire city! Just a few blocks to metro, U St Corridor & Columbia Heights dev (Target, etc). Come check them out!”

More info and photos can be found here.

I love this location because it is right near that part of 13th Street where you have an amazing view of downtown and the monuments. It is also very close to the building we judged yesterday.

A reader writes:

“I used to live next door (the white house on the left, looking at the photo) in a really nice condo conversion. When I lived there (2006-2007) the house next door was incredibly scary. It was falling down in terrible repair, and we used to joke about the one guy who lived there, who was bizarre beyond words. He never talked to anyone, and we took to calling him Boo Radley. Once our neighbors on the top floor told us they could see his roof, where he was keeping rows and rows of 5 gallon buckets filled with dirt that he would tend, but he’d take them inside before we could see what sprouted in them. We were actually worried their weight would cave the roof in.

Not long after I moved out (end of 07), I walked by and saw a sign had gone up by a contractor. They spent about a year quite literally gutting the entire house, and now they look like really sweet condo conversions. $499 is kind of brutal, but some of them have outdoor space, and they’re near the corner of Clifton & 13th, at the top of Cardozo which has the sweet view of the Capitol building and Washington monument, where everyone watches the fireworks. My upstairs neighbor there had his condo on the market, with similar specs as these new ones, for over a year at about $450K, with multiple price drops, until he gave up had to rent it out. I’m curious how this building will do.”

The asking price is $499,000. What’s the premium for an amazing view? What do you think of the condo itself?

Address: 1507 Caroline St NW

3 Bedrooms, 1 Bath, Unfinished Basement, Offstreet Parking

List Price at Contract: $649,000.

Original List Price: $789,000.

Actual Sale Price: $600,000.

Settlement Date: 14 January 2009

Days on Market: 75

This home was originally featured as a Good Deal of Not? (GDoN) back when it was listed at it’s high of $789,000 (which can be seen here. Not surprisingly, the PoP reader commentary thought the price for the small house was quite high. Apparently the Seller was motivated and did a smart one shot heavy duty 6 figure price reduction a little more than a month into the listing. It took about three weeks from the price reduction to get to contract. (In all fairness, the reduction happened a little before Thanksgiving, which may have slowed the process).

So, was it a good deal? Comps can be seen here, including the listing for this home (scroll through to see). Note nearly identical 1518 Caroline St NW, which settled in April for $500,000. I suspect that 1507 Caroline St NW, the subject property, was in livable condition but in need of updating, while 1518 Caroline St NW sounds like it needed a lot of work (and it settled with a $150,000. rehab loan).

The property had last sold back in 2001 for $400,000, back when it was painted white. Update from last week after the jump. (more…)

“Spacious!–attractive natural wood trim throughout-great block so so close to Metrorail and shops-convenient lower level with full bath * * * perfect for extended family”

More info but no photos found here.

I’m curious about this one because I think it might actually be a good deal. Plus I know there are a lot of fans of natural wood trim. Asking price is $329,900. I’m just curious – what do you think of the yellow paint around the trim on the outside? But I really want to know – does this sound like a good deal for four bedrooms and 2 bathrooms?

“This is a 2 unit Victorian shell. Plans have been completed to include an upper level owners unit which is about 1,800 sq ft with 2 bedrooms and 2.5 bathrooms. The other unit will be about 1,400 sqft with 2 bedrooms and 2 bathrooms. There is 2 car parking in the rear. Close to the new Giant, Tivoli Theater, Target and the Metro. This is a short sale documents on my web site.”

More info and photos can be found here.

Clearly the home has gotten some new paint and windows but I guess we should just assume that the inside is still a shell? I also think this is a pretty great location near the Giant grocery store but still relatively quiet. The asking price has also dropped $100k and is now being offered at $499,900. So when fixed up don’t you think it could be some potential house porn? What would make the price a good deal for this shell?

“GREAT PRICE! THIS IS IT! SHORT WALK FROM METRO TO THIS LARGE HOME ON QUIET STREET. SOLD AS-IS BUT IN LIVABLE CONDITION. CALL TO MAKE APPOINTMENT.”

More info but sadly no photos found here.

I thought I’d show this house based on yesterday’s GDON discussion. I also like this house because the owl on the walkway once scared the crap outta me. Anyway, since there are no interior photos the property will probably need some work. I think it’s worth noting that because yesterday’s condo was likely in move in condition. For example right now, I think I have to replace some pipes in my house and it is really quite frustrating. I mean lose sleep frustrating. It would be a relief to not have to worry about stuff like that. Not that I’m hating on my house… K, sorry. This home has been on the market for over a hundred days and the asking price of $435,000 hasn’t budged. I think it’s a pretty killer location because you’re close to the Petworth metro and Red Derby. What do you think is a realistic price for a classic rowhome in this location that likely needs a little work?

“I received this glossy postcard (like the kind strip clubs scatter about) trumpeting the virtues of this house. I remember some time back you featured it while it was under construction; your readers proceeded to flay it. Now it’s been gussied up, repackaged as “green”…You might want to revisit.”

Revisit I shall! So the 2 bed/2.5 bath is going for $423,000 and the 2 bed/2 bath is going for $369,000. Do you think either are a good deal? And of course what do you think about the units and building itself?

Dang, how sweet are those built in bookshelves? Obviously looking at this house is just for fun but it is interesting to note that it’s been on the market for over 200 days. The asking price for this beauty? $2,599,000 Well, like I said, enjoy the virtual tour! What’s your favorite part of the house?

Featured Property: 1901 19th St NW #301 and #401

With a sexy location and a condo fee of $525. per month, these 897 square foot 2 bedroom 1 bath condos elicited spirited debate as a PoP Good Deal or Not (GDoN) back on the 23rd of October 2008. To see the original discussion, click here.

Alas, what has become of them?

Neither has gone to settlement yet, but Unit 301 is under contract with a pending settlement date of 31 January 2009 (which is actually a Saturday, so we’ll assume the 30th or the following Monday). We won’t know what the final sales price is until settlement, but the list price at contract was $500,000. As evident in the pictures, which can be seen by clicking the link then clicking the filmstrip icon at the top left, this unit was nicely updated. According to the comments back in October, a contract had fallen through, and the current contract was ratified on 15 December 2008. The total time period on market, including the previous under contract time period, was 110 days.

These units were on the same tier, so presumably were the same floor plan. Typically, a higher level floor garners a bit of a premium in pricing, however, the additional walkup may have cancelled out the upper floor benefit somewhat and the pictures indicate that the kitchen had late 1980’s melamine cabinets. At last look it was priced at $499,900. It may have hurt that it was originally priced at $519,900. Comments indicate that Unit 401 was rented as of 01/15/2009 and withdrawn from the market. The listing can be seen here. Pics are best viewed by clicking the camera icon at top left.
