“Sleek, modern finishes highlight the original architectural details of this completely renovated 1913 row house! Features includes gorgeous hardwood floors, exposed brick, a stunning gourmet kitchen with recycled glass counter tops, stylish cabinetry with frosted glass, high end stainless steel appl including a range hood, luxury baths, and a finished basement with rec room!”

You an find more info and photos here.

While I don’t see too many of the original architectural details the place does look nice. I’ve always been a fan of the exposed brick. And what surely won’t be a surprise to many – I think this is an amazing location. What do you guys think of the renovation? Does $499,990 sound reasonable for this 3 bed/2 bath?

“Move right into this light-filled modern city house built in 2001, on quiet, quaint street in charming historic LeDroit Park. Super location just off U Street Corridor, just minutes to U ST Metro. Off street parking (and tons of street parking), fenced backyard, storage shed and patio. Huge kitchen and living/dining room.”

I really like the location of this house but I was a bit underwhelmed by some of the photos on the listing. What do you think of the house itself? Do you think $549,000 sounds reasonable for this 3 bed/2.5 bath row house?

While we’re talking about Home Sales Washingtonian Magazine is writing a story on recent experiences:

“It’s going to track the boom and bust of the housing bubble from the perspective of individuals who lived it firsthand, so we’re looking for stories from people who bought or sold a home in Washington over the past five or six years.  http://www.washingtonian.com/blogarticles/homegarden/openhouse/14267.html

“Some odd things about it – Rooming House? Natural Gas Cooling? – and recently the price was drastically lowered.
Since we’re not really in the market for a home, we haven’t gone to see it – but thought some of your readers might have, and that it could be an interesting post.”

Wow that is a huge price cut. It was originally going for $499,000 but is now on the market for $299,000. What do you think of the house? Does $299,000 sound reasonable? Anyone check it out in person?

List Price at Contract: $349,000. (Pricing history says $349,000. The final list reads $360,000., which is what the property settled for. My guess is that $349,000. was that sweet spot in pricing that draws multiple offers. It’s not unheard of for an agent to adjust the list to the sale price in cases where the contract ends up being higher.)

I thought it was interesting that most of the comments from the Good Deal or Not (GDoN) post focused on the location of this property. I’d expect that the majority of buyers that I’ve recently worked with in this price range would be enthusiastic about the location, which is relatively close in to downtown. Most of the buyers that I work with tend to prefer either brand new construction or older properties with “character”, so it’s not surprising that something like this built in the late eighties had to dip a bit in price to attract attention. The mid-$300’s seems to be the appropriate pricing for these units at the moment, since there is currently another unit in this condo association that went under under contract within eight days that was listed at $355,000.

PoP posted this property as a GDoN after the unit had been reduced to $399,000. It had initially started off, back in late May of 2008, at a wishful list price of $575,000. It appears that there was an unsuccessful attempt to sell the property back in November/December 2005 in the high $400,000’s.

Well, I generally don’t like to show homes under contract but this one, I think, is particularly awesome. What do you think of the home itself? While the location is fantastic, I am curious what you think about the price since it is only a 2 bed/1.5 bath going for $645,000.

Well, I thought the virtual tour was pretty impressive. I just couldn’t imagine spending this much money for a first floor unit. What do you think of the condo itself? Is a high floor important to you? This 2 bed/2.5 bath is yours for $1,495,000.

It’s no secret I’m a fan of the Bloomingdale neighborhood. This is one of the first condos that I’ve stumbled upon in the neighborhood. Do you think $324,000 sounds reasonable for this 2 bed/2 bath? Interestingly there is also a 1 bed/1 bath on a lower floor going $299,900. But I’m most interested in what you guys think of the 2 bed/2 bath.

I know this is nearly house porn but the first few houses I wanted to post didn’t have any photos listed. And man are the photos of this house pretty sweet. What do you think of the home itself? Does $995,000 sound realistic?

For the curious here’s a great house that I wanted to show but didn’t have any interior photos in the listing:

IMG_1050

It is located at 1222 Girard Street, NW in Columbia Heights and is going for $685,000.

It’s nice to see the building at 9th and T Streets, NW all fixed up again. This building had been in disrepair for many years. It is interesting to note that this building is of historical significance as well. Cultural Tourism DC says:

“Location: 902 T Street, NW

The Washington Conservatory of Music and School of Expression, founded in 1903 by concert pianist and educator Harriet Gibbs Marshall (1868-1941), was one of the city’s earliest institutions promoting the arts for children and adults. Marshall worked to inspire and train African American musicians and to encourage them to create and embrace their own heritage of concert music…

The Conservatory began to decline after Marshall’s death in 1941, and it closed in 1960. In 2004 the building is in disrepair.”

The renovation will feature condos. Sad that the school had to close but I’m happy the property has finally been fixed up.
