I’m a pretty big fan of this section of Lamont as it is so close to all the goods on 11th and 14th Streets, yet the block seems really quiet. And the house itself is pretty damn sweet as well. This one falls just under the technical $1 million price tag required for house porn but I thought it was worth taking a look. What do you think of the house itself? It’s yours for $985,000.

I’ve been dying to know what it looks like inside these unusual buildings on the 1700 block of U Street. I’ve always thought the top pointed part would make an awesome skylight… Anyway, at least we get a glimpse if only a few photos are listed. This 2 bed/1.5 bath is going for $425,000. Sound reasonable?

Good Deal or Not (GDoN) commenters were at a disadvantage on this one in that there were no interior photos posted with the listing. I visited this property with buyer clients back in the Spring when it was newly listed. The property had been owned by an organization called, “Anchor Mental Health” and may have been a group home. It had been cleaned out prior to listing, but definitely was in need of updating. The property is a detached brick home and, as Jamie mentioned in the GDoN comments, it is wedge shaped. Anybody who has looked at lots of houses in Petworth is used to seeing about two or three variations upon the basic porch front rowhouse floor plan, so in relation, the layout of this property is a bit unique. If I recall correctly, the staircase was straight and central, with a rectangular dining room on one side of the stairs and a rectangular living room on the other side and the kitchen along the back. A week ago a tenant of the Allegro wrote in inquiring about the foreclosure and whether or not it would have an impact on the residents. The Washington Business Journal reports that it sold for $77.5 million to FCP:

“FCP was founded by two former managers of the real estate fund at The Carlyle Group, Esko Korhonen and Lacy Rice. The company has dabbled in office and retail properties but has hung its hat to this point on residential developments in Montgomery County and Prince George’s County. The Allegro is one of the company’s first residential projects in D.C. “We think it’s a great project really and we’re really very excited about it,” said Stephen Walsh, FCP senior vice president of capital markets. Walsh said the company had no immediate plans to reposition the building. “Obviously it’s renting up right now so there is no current plan,” he said.”

I think the folks who like old school details are gonna love this one. Like a few other recent GDoN posts this one also has some sweet floors. One of the few negatives I can see folks bringing up is the fact that it only has 1.5 bathrooms. So do you think $599,000 sounds reasonable?

“Hey, I was out in Mt. Rainier the other day and never considered the area when looking for housing, but it’s really quite nice. Anyway, I stumbled across this property when reading through Urban Turf and thought it might make for a good GDON considering Mt. Ranier never comes up.”

I don’t know much about Mt. Rainier but I hear that it is welcoming to artists. Since it’s just over the DC border I’d be interested to hear what folks think about this one. Does $279,000 sound reasonable? Any fans of Mt. Rainier in general?
