Fire Escapes – Repair and Certification

My small condo building (6 units, 3 floors + basement level) has a fire escape on one side of the building that is in need of repair. There is some rust build up and it needs a coat of protective paint.

1. Does anyone have any companies to recommend that can do this work? I’ve had a hard time find iron workers that do things beyond fencing.

2. During my research, I came across, which seems to suggest that we have to get a certification every 5 years. Is this true? I believe because of the circumstances of our condo, DC regs ( do not cover our unit, but I’m not sure if that exempts us from larger requirements (which I’m trying to find more about).

Thought maybe other condo owners may have had similar inquiries or made repairs to their own fire escapes. Any thoughts would be appreciated. Thanks!

A/C Contractor Recommendations?

Just in time for this heat wave, the central air in my house is not really cooling the house the way it has in the past (at least it’s keeping it from being sweltering). Alas, the person who put it all in for us last summer is not an option for coming back to service the unit. Does anyone have any good, reliable, and licensed recommendations for someone/a company who could come out and take a look at our a/c unit (which is on our roof)?

Repair or Replace Porch Roof – Contractor Recommendation

Hello Popville. I have a small front porch (64″ x 187″) with an old roof that has no gutter. Instead, it has an ineffective little trench scooped into it, attached to a tiny, always-clogged little pipe. The roof itself is old and most likely leaking, so there’s a good possibility that there’s some structural water damage.

I would like to repair the roof, recover it, and attach a gutter and downspout to a rain barrel (which I already have). I’m not sure who I should hire to do this, though. Is this a job that a handyman can do, or do I need a roofing company. Will a roofing company even do a job this small?

I have attached a photo of the gutter and some of the damage that makes me think I shouldn’t just slap some rolled asphalt on and call it a day.

Thanks in advance for any general advice or specific recommendations you can offer.
