Adjacent to Gallaudet University, the NE DC neighborhood of Trinidad has benefited from the buzz and commercial activity around the nearby H Street NE corridor, which it is just north of. In recent years, the area has experienced new construction condos, as well as condo conversions of many of the plentiful post World War II-built brick four unit buildings. Investors have additionally been buying up the fee simple houses and, like much of the city, have been commanding steadily increasing prices over the past several years.

Real estate stats for September 2016 were just released.

Comparing September 2016 to September 2015, reveals unsurprisingly that Trinidad is seeing concrete signs of an evolving neighborhood, such as a 20% decrease in the median number of days that properties remain on the market (down to 32 days). Other significant numbers include a 9% increase in median sold prices over last September (to $395,000.), and a big jump in the total volume sold by over 25% in relation to the same month last year.
