Although never listed for more than $500,000, this semi-detached home in the Takoma Park DC neighborhood required a series of price reductions and a number of days on market to get to contract.

The property is located on the east side of Blair Road, about a mile south of the Takoma Park Metro, and 3/4 of a mile to the Takoma Aquatic Center.

There is a fair amount of available single family home inventory in the Takoma DC neighborhoods, (including the legal subdivisions of Brightwood, Chillum, and Takoma Park). These areas present options for buyers in moderate price ranges who are willing to be a bit further from downtown in exchange for having a house and yard. Current listings for livable (as in “move in” condition) houses start at $359,990.

  • IIRC, this backs up to a weird industrial area (although 3 Stars Brewing is super close, so that’s a bonus) which may be why it was on the market so long.

    It’s geometry with regards to the metro tracks is a little weird, so even though you aren’t that far (linearly) from the metro station, the aquatic center or Old Takoma, it’s a longer walk than it should be because of the way the streets are set up.

      Agreed on walking distances (I have a good friend who lives near here and walk to 3-Stars or Hellbender from over by Walter Reed once in a while). Honestly, though, I wonder if it sat for so long and required price reductions because it didn’t appraise for the asking price, as it went under contract in November and was relisted again in December.

  • Fan of the area, not of this home….Something for everyone…..Glad it sold for all parties involved.

  • Takoma is a pretty quiet neighborhood – except if you live on Blair road. It’s right across the street from train tracks – which included Metro, MARC and freight rail. It sounds like you’re in Loop in Chicago, it’s so loud.

    • I have a friend on Blair Road, and I think it’s still pretty quiet, at least compared to my Capitol Hill neighborhood. It helps that she has a big yard, so it’s not like the house is right on the street.

  • Did the contractor forget the tape measure when build the kitchen day happened?

  • I hope the buyer can use the money saved to finish with the same nice grey tile up the wall at the end of the bar, the same wall under the window and that weird grey painted space to the right of the window. It would unify the kitchen and look so much nicer and cohesive.
