Tues. Afternoon Rental Option – Truxton Circle

This rental is located in Truxton Circle:

The listing says:

“Because of a professional opportunity in Europe we are sad to leave our house in NoMA behind. This beautiful 3 bedroom 3.5 bathroom townhouse is located in vibrant Truxton Circle / NoMa – just a short walk away from two metro lines (red and yellow/green), shopping (harris teeter, union market) and some of DC’s finest coffee shops (big bear, busboys and poets) and restaurants (rustik tavern, beau thai). Even Chinatown and the H Street corridor are within walking distance.

The entire house has a unique, modern flair with black bamboo flooring on two floors. The big, open kitchen has been completely redone in 2011 including all new appliances, as have all bathrooms. The ground floor has large windows giving it more light than most other townhouses. The house includes a complete English basement (with kitchenette and bathroom) with separate entrance. The house has a back deck and a small patio that can be used as a parking spot for one car.

We are renting the house furnished or unfurnished.”

This 3 bed/3.5 bath is going for $3,200/Mo.

  • I’d say it’s a good deal, though those are some ugly paint colors, and you should only walk from there to H Street with a pedometer and a handgun.

  • Looks like a really fair deal to me.

  • Depending on the exact location, this is either a great deal or just merely a good deal. (There are still a few crack houses in Truxton.)

  • The minus, not a bit of character left apart from the outside. The plus – the inside looks decent despite being characterless. They’re right that the location is super walkable. Crime is an issue, as no pop commentator ever fails to remind, but these days it’s reduced significantly, and of course it’s mostly against people in the same socio-economic situation as the criminals, not against the upper middle class types who will probably rent this.

Probably a fair price, but back when I was renting I never paid more than $600 (admittedly for a room in a group house), and my mortgage is only $1200 to live in a similar neighborhood, so everything seems crazy high to me.

  • Pretty good deal for a group share. A couple with a kid could easily swing this.
I say DEAL (and I’m pretty stingy)

  • I live a block from here. It’s a convenient spot, but very dangerous. Someone emptied out an entire clip at 3am on Saturday night. The police showed up en masse at the corner of 1st and M NW but it’s not showing up on the crime map yet. If you don’t mind regular assaults from homeless people, drug addicts, and Dunbar kids, it’s an otherwise perfect location. I’ve been here about 4 years, and cautiously recommend it. The worst crime happens during the day, here. Be careful.
