Tues. Afternoon Rental Option – Logan Circle

The Craigslist ad says:

“Great Studio Unit (approx 450 sq. ft.) ~ Jr 1BR/1 BA in the cool and hip Radius Building on the corner of 13th and N Street – AVAILABLE by 7/26 – 8/1/2010.
-building has entertainment room w/big screen available to secure for parties + patio area to relax + fitness room for workouts

-Building finished at the end of 2004, everything is pretty much new in unit and all is in perfect functioning order (includes all normal appliances + washer/dryer unit in apt).

-This is a GREAT and fun area, a very short walk to McPherson Square Orange Line (+ many bus stops – 16th, 18th, K street), Whole Foods and other shopping, U-Street area, China-town, and a short trip to H-street, tons of entertainment and areas to excercise (9:30 club/Black Cat, bars, restaurants, theaters, the mall/monuments etc…).

-Can be rented with some larger item pieces of furniture that work well in apt (bed frame etc…please contact me for complete list of what can be included – $50 extra/month).

-price includes condo fee BUT not utilities – looking for shorter term lease to start with possibility of extension – willing to look at anything from 3 – 6 months.”

Even though this is a short term rental I’m curious what folks think of the $1350 monthly rate?

  • A studio at the De Soto a few blocks away (15th & P) starts at over $1750 a month so I think this might be a pretty good deal. The De Soto doesn’t have a community room or a fitness room.

  • $1350 including a w/d and fitness? Seems too good to be true.

  • You could probably find a 1BR someplace like MtP or CH for that amount.

  • DL, I agree, this almost seems too good to be true. For me personally the short-term lease wouldn’t be desirable, but it would be a great option for someone looking for a place for just a few months.

  • Good deal.
    Spitting distance to the Associated Press HQ, Washington Post etc.
    Really closer to the Mount Vernon/Convention Center Metro than Metro Center.
    Near Brasserie Beck AND ChurchKey.
    Great area close to downtown. Just watch out for the prostitutes, DC’s finest doesn’t seem to be making a big enough impact on the streetwalkers who linger near here.

  • There aren’t any good deals in that neighborhood anymore. Just because someone will eagerly pay this much for a tiny studio far from the nearest Metro station doesn’t mean it’s a good deal.

  • I was paying $1300 a month for a 500sf junior 1 bedroom in a 6 unit building with a walk to the laundry room and no party room 4 years ago in that neighborhood. I agree that this looks too good to be true.

  • I would be shocked if the condo bylaws allow a rental for less than 6 months

    • I agree – I doubt the condo allows fewer than 6 months. Ours doesnt, and I get lots of joy in busting those that do. Yes, I’m that person.

  • Don’t understand why this would be too good to be true. I have several friends who have lived in this building, and this is right in line with what they have paid. 450 sq ft places there tend to rent out for around $1300. 700 sq ft places tend to go for around $1800. The building is great, location is fantastic.

  • Good deal, I live down the block in an older building and pay 1200 with most utilities for a 500 sq ft studio. For a relatively new building with amenities, it should be snapped up quick.

  • That sounds like a good deal for the area – I live a block away in a similar building and I know studios go for about 1700 a month.

    • $1700/month for a studio in this town is ridiculous, and I don’t care which neighborhood it’s in. It only proves that there are plenty of people around here with more money than brains.

      • I agree- I think some of the brand-new buildings charge that much for a studio but this building is not brand-new.
