Good Deal or Not?

This house, at 1221 10 Street, NW is a former door of the day. One my favorite doors to boot. Anyway, the flier says:

“ANOTHER 50K PRICE REDUCTION! Elegant, renovated 2-unit rwhse. Walk to Logan/14th & P, Metro, Conv Ctr, Gallery Pl. #1 – 2 lvls, 2BR, 2.5BA, Master Suite w/ fp, LR w/ fp opens to patio/large landscaped yard. #2 – 2 lvls, 2BR, 2BA, true chef’s kit, exposed brick, huge deck, great Master Suite. Restored carriage hse/2-car grg + loft on Blagden Alley zoned commercial. Furnishings negotiable.”

More info and photos can be found here.

I’m very curious to know what you think about the house itself and the price. The price has been reduced from $1,195,000 to $1,095,000. So does a $100k price cut now make it a good deal?

  • first bathroom’s without doors, now bathtubs with windows looking into the bedroom. i don’t get it and wouldn’t want to live there because of it. good deal or not. (and, yes, i think this is a good deal)

  • Nice renovation, great yard, off-street parking. But still … $1.1M?? That’s not exactly the best location in the world, and we are in tough economic times. I’m not seeing this one as worthy of 7 figures.

  • Is this a townhouse with rental unit or a 2 unit condo/apartment? I don’t understand.

Whatever the set up, for that amount of money the first kitchen and first bathroom are a little too odd/lame. The paint job rocks.

  • Its got a toilet phone! Toilet phone!!

  • In addition to the questionable window from bathroom to bedroom, in the second bedroom in the one unit the bed is in the closet! And not in a “cool” murphy bed sort of way either….Like others, I’m a bit confused about the listing and the two units.

  • The inside is ugly.

  • good luck getting a loan right now

  • the furnishings and art work are atrocious! Someone stopped shopping in 1985.

  • I mean what else do you want?? 2 2 bedroom, 2 bath apartments, a huge backyard and a 2 car garage with a loft over it(zoned commercial)?? So thats roughly $365,000 for each unit?? Thats a great deal in my book…

  • i can’t believe no one has commented yet on the industrial INDUSTRIAL stove/oven/fry station in an apartment that has a bar sized sink and a dining area / bedrooms for 2……all in the name of “professional kitchen” ?

  • ET, your NOLA roots are showing. That paint job is fugly….
