“Dear PoPville,

I am getting ready to move and need a number of things fixed in my house / projects completed before I rent it out. My first thought was to do it ourselves but my husband and I work full time and have a new baby, so we just do not have the time. Then I thought I’d just hire a handyman rather than a full service general contractor, since individually these are all small projects (but collectively will be probably several days of work). I have contacted a few places (Renaissance and Handyman Services Corp, both with good online reviews) to see if they could take on the job but neither has replied. So, I’d like to know if the PoP community has any suggestions for a good handyman or contractor who’d be willing to take on the “small” jobs? The list of projects is below:

Projects:
1) replace missing trim on side of porch roof
2) patch cracks in concrete porch
3) touch up paint on interior walls
4) re-paint interior trim and doors (or instead of scraping and re-painting doors replacing doors if it will be cheaper)
5) replace lock on 1 exterior door
6) install 2 hard-wired smoke detectors (connections from an old one are already there)
7) replace broken floor tiles in bathroom
8) replace bathroom vanity
9) replace bathroom light fixture
10) paint fence in back of house
11) paint exterior window trim on back of house
12) insulate kitchen pipes (they are exposed in basement ceiling)
13) patch 2 holes in drywall ceiling where access to kitchen pipes is (we opened them up to expose the kitchen pipes to thaw them out after one of the cold snaps this winter)”

Privacy fence installation:

“We have a chain link fence in our back yard, and are looking to replace it with a nice wood privacy fence. I haven’t found much info on who you can hire to demo the chain link and install the new fence. It seems to be too small of a job for a contractor, and not within the scope of a handyman. Any suggestions? Thanks!”

Handyman & Electrician Recommendations?:

“I’m looking for a handyman who can come to our house for one day a month and do some general projects as well as help install new light fixtures. Does anyone have any recommendations?”

Concrete Repair:

“My husband and I recently noticed that the outdoor stairwell leading to our basement has developed some cracks (that are growing). We think water might be getting in, which is causing the cracks. Anyone have a recommendation for someone who does concrete repair work? Not sure if this is a bigger more serious water issue, or if the contractor who flipped the house two years ago just did shoddy work. Thank you!”

recs to fix basement flooding during rain and leaky porch roof?:

“Today’s heavy rains brought to light two unrelated issues in my Mt. Pleasant rowhouse. I’d love suggestions for people/companies to contact to fix either or both problems!

1. The basement is underground and has a door that opens to an outdoor stairwell that leads you to ground level. At the bottom of the outdoor stairwell is a drain. On days with heavy rain, the drain can’t keep up with the amount of water pooling at the bottom of the stairwell and it flows under the basement door and into the basement.

We’ve had the drain snaked and have sand bags against the door, but water still gets through during a prolonged heavy rain.

I’m not sure whether I need (1) a plumber to do something to the drain, or (2) a contractor to replace or otherwise better seal the bottom of the door, or (3) both, or (4) some other solution entirely. Thoughts/suggestions very appreciated!

2. I noticed today that the roof of our front porch is leaking in several places. I don’t see any obvious holes in the tar on the top of the roof, but they must be there! Suggestions for someone who can repair the porch roof, which has wood slats on the underside that need to be preserved?

Annual maintenance on hot water radiators and boiler

“I own a 1920 row house in Petworth and now that it’s getting colder, I’m looking for recommendations for someone who can provide basic annual maintenance/check up to our hot water radiator and boiler system. In particular, it’d be great to have answers to:

1) Who would you recommend?

2) What particular services should I look for or avoid?

3) What’s a fair price to pay?
