Back in early Aug. we learned of plans for the Naylor Street Stables coming to Naylor Court. I’m happy to be able to share an update and renderings from the developer, OPaL. From an email

“-if things go well with the BZA this spring, we would hope to start sales over the summer of 2012 and settle the homes in the fall of 2012
-3 newly constructed rowhomes designed to resemble the existing stables and carriage homes on the alley
-Square footages are approximately 2550 / 3 bedrooms / 4 1/2 baths / media room in full-finished basement / loft level den w roof terrace
-The detached carriage houses will house a single car plus storage and all homes will have an additional surface parking space”

“Roadside Development , the community-focused Washington, D.C.-based real estate development firm, along with Mayor Vincent Gray, Acting Assistant HUD secretary and Federal Housing Administration (FHA) Commissioner Carol Galante, and District of Columbia Congresswoman Eleanor Holmes Norton, will officially commemorate the commencement of work on CityMarket at O, a one-million square-foot mixed-use development in the historic Shaw neighborhood at 7 th and O streets NW on Friday, November 18 th at 10 am.

The development project, a landmark project for Housing Urban Development (HUD), is the only mixed-use development (and non-infrastructure project) to be fast-tracked for funding by the Obama administration. A key component in the revitalization of the Shaw neighborhood, CityMarket at O will boast 635 residential units, 84 of which are set aside for seniors which will also be affordable, 401 market-rate apartments, and 150 high-end condominiums.

The event will include a dramatic start of construction: the demolition of one of the walls of the former Giant grocery store. This project will include the restoration of the historic 1881 O Street Market Building. Like Eastern Market in Capitol Hill, the building was one of the five original brick market buildings in Washington. 1881 O Street will be restored to house a flagship 72,000-square-foot Giant Food supermarket. The development will also include retail and restaurants, a 182-room Cambria Suites hotel, over 500 vehicle parking spaces, 300+ indoor bike parking stalls, and a 270-linear-foot rooftop dog park.

CityMarket at O is estimated to bring 1,000 new residents to the Shaw neighborhood. Over 2400 jobs will be created, from construction jobs to factory jobs and permanent jobs on site. This does not include jobs that will be generated by the local economic activity brought to the Shaw community by CityMarket at O.

Construction on the Giant Food supermarket is slated to be complete Summer 2013. The 182-room hotel and 401 units of market rate rental housing will open in early fall 2013. Completing the project, the 84-unit affordable senior housing building and 150-unit condominium will be delivered in fall 2014.”

Back in Aug. 11 we learned that Shaw’s Tavern located at 520 Florida Ave, NW would be closed until it was granted a liquor license. Late Wed. afternoon ANC5C03 rep Hugh Youngblood tweeted:

“#ABRA denied the Shaw’s Tavern alcohol license application. Let’s hope that the VA will help Engine Co 12 (Firehouse) in #BloomingdaleDC”

So what happens now – will it become a coffee shop or will the owner have to sell the property? Other options for the current owner? Any predictions?

Back in Feb. ’10 this lot/playground was the subject of a What the Helen of Troy is This? post. It is located at 910 S St, NW. I’m psyched to see it will be part of a government auction on Nov. 10th. It’ll be great to see this old lot finally get some love.


Thanks to all who wrote in about this property hitting the market. Daryle writes:

“After four decades in the neighborhood, the pastor of the Beginning Church of God has put his large property at the corner of 13th and S on the market.

Many PoP readers may know Rev. Sutton (now in frail health, and living with family in the area) as a familiar face at the corner of 13th and S streets, where he would greet passersby most mornings throughout the year and without fail on on summer afternoons. Until his wife passed away in 2009, the reverend and his small congregation were also known for the rockin’ music that came from the church on Wednesday evenings and Sunday mornings.

The physical condition of the three-story brick house on 13th Street (adjacent to one of Duke Ellington’s childhood homes) and adjoining church on S Street is very poor. There are numerous issues for a landlocked (no off-street parking) lot the sits at the intersection of two historic districts (Greater U Street and Greater 14th Street). But, the potential for a fine rehab at a fantastic corner is tremendous.”


Ed. Note: In the dozens of times I’ve walked past this property I could always count on a friendly smile from Rev. Sutton. He will be missed.

It’s going for $599,000.


Things keep picking up for the 700 block of T St, NW. Back in Sept. ’11 a new pizza spot, Pizza D’Oro opened up at the end of this row at 717 T St, NW. Now a new neighborhood bar is coming. According to a liquor license application posted at 725 T St, NW:

“All Souls will be a neighborhood bar offering traditional American food and drinks with an occupancy load of 99 and a sidewalk café with up to 50 seats. No dancing, no nude entertainment and no designated dance floor.”

I peeked in the window and it looks like a significant build out/renovation will be required so stay tuned for updates as construction progresses.
