“Just thought you’d like to know, I happened to see someone posting a sign prohibiting dogs on the field at Raymond park (between 9th St. NW, Quincy St. NW, and Spring St. NW – the park a block away from the GA Ave/Petworth Station). This is a popular spot for off-leash play and it’s not uncommon to see people walking dogs there at various times of the day, so it gets a lot of use from the canine community. While I’m sympathetic to dog owners in the neighborhood (I use this park to walk my dog once in awhile as well), I guess we should also take into account the fact that there had been a sign stating that all dogs must be on a leash and owners must clean up after their dogs. The majority of owners seem to clean up after their dogs, but unfortunately the leash rule was often ignored. Hopefully the new dog parks planned for the area will fill the void, but in the meantime we dog owners should try to be exemplary citizens when it comes to dog walking etiquette in order to avoid more restrictions and to endear ourselves to our non-dog-owning neighbors and the rest of the community.”

I’m curious about this one because I think it might actually be a good deal. Plus I know there are a lot of fans of natural wood trim. Asking price is $329,900. I’m just curious – what do you think of the yellow paint around the trim on the outside? But I really want to know – does this sound like a good deal for four bedrooms and 2 bathrooms?


“My longtime girlfriend and I recently relocated DC from Florida and have been renting a large studio in Columbia Heights. We’re now in the market for our own place – nice size apartment or small, fixer-upper house – and it seems that Petworth is one of the few remaining places in DC that is in our price range and has the community features (or could have the features) we’re looking for.

My question to you is about the planned development for the Petworth area, especially around the Petworth/Georgia Ave. metro stop. Do you know what some of the plans are for the area? From my understanding Columbia Heights has undergone a tremendous change over the past several years. Do you see Petworth developing in a similar way – restaurants, shops, etc.? What is the quality of life for those in there late 20’s early 30’s who enjoy the occasional night out, but who also enjoy quite nights at home.

Also, It’s important to me to know my neighbors and that they know me. I feel that the best way to be safe is to know people and care about the community one lives in. Is that sentiment prevalent in Petworth?”

Development in Petworth is indeed on the rise. In only the last five years Petworth has seen the addition of Domku (Scandinavian Restaurant/bar), Looking Glass Lounge (bar, formerly Temperance Hall), El Limeno (Latino), El Togoraz (Latino), Sweet Mango Cafe (Jerk Chicken), Fusion (Indian), Moroni & Bros. (Pizza), Flip it Bakery, Abol (Ethiopian), and Red Derby (bar, not exactly in Petworth proper but very close by) and lots more is on the way. A new coffee shop is coming, a YES! Organic Market is coming, a CVS is coming, many restaurants are likely to come to the development above the Petworth metro (pictured above) including a restaurant from the well known chef Gillian Clark, a boutique building is on it’s way (corner of Quincy and Georgia) and I’m sure I’ve left lots out. That’s a long way of saying yes, lots of development has occurred and lots more is on its way.

Quality of life for those in early 20s and 30s is fantastic. Not necessarily because of Petworth itself but also because of it’s proximity to Columbia Heights and U Street. But as you can see from the list above you certainly have quite a few options in Petworth as well.

Your last question is certainly an easy one. Yes! For sure, neighbors are very welcoming here as long as you make an effort to introduce yourself and get to know them. Of course not every single person is going to want to be your best friend but certainly the majority should be quite welcoming if you are kind and respectful to them.

I thought I’d show this house based on yesterday’s GDON discussion. I also like this house because the owl on the walkway once scared the crap outta me. Anyway, since there are no interior photos the property will probably need some work. I think it’s worth noting that because yesterday’s condo was likely in move in condition. For example right now, I think I have to replace some pipes in my house and it is really quite frustrating. I mean lose sleep frustrating. It would be a relief to not have to worry about stuff like that. Not that I’m hating on my house… K, sorry. This home has been on the market for over a hundred days and the asking price of $435,000 hasn’t budged. I think it’s a pretty killer location because you’re close to the Petworth metro and Red Derby. What do you think is a realistic price for a classic rowhome in this location that likely needs a little work?

“I received this glossy postcard (like the kind strip clubs scatter about) trumpeting the virtues of this house. I remember some time back you featured it while it was under construction; your readers proceeded to flay it. Now it’s been gussied up, repackaged as “green”…You might want to revisit.”

Revisit I shall! So the 2 bed/2.5 bath is going for $423,000 and the 2 bed/2 bath is going for $369,000. Do you think either are a good deal? And of course what do you think about the units and building itself?


“The reason I’m searching your site is that I am desperate to find a neighborhood in DC that I can afford and one in which I’m not afraid to raise my kids. (2 1/2 and 4 1/2) I am an unabashed urbanite and well used to live in urban areas, but having children has made me a bit more concerned about where I live. My husband and I have both lived in DC (in neighborhoods that are no longer affordable) when we were single, and we recently bought a house near Baltimore. But the commute is killing us, and I am just so unhappy having the girls in pre-school so far away from where I work.

Can you offer me any advice on where in DC we could buy a house/rowhouse for under $400 that is in decent shape and safe enough to raise a family? Is Petworth a good choice for such a move?

I am hoping you will tell me it is as I’ve been looking through the listings and found a number of places that don’t look too run-down in Petworth for the price we need. But can you tell me about the community vibe? Any good playgrounds locally?”

Well, this is a super tough question for two reasons. First I am biased as I am a huge fan of Petworth and will instantly rave about it. Although, second, I don’t have any children.

But I’ll take a crack at it. As we’ve discussed many times DC Public Schools are for the most part a bit problematic. For sure there are some good ones particularly for younger children but I’ve heard choosing a high school can be a very difficult choice. But recently there have been some very good public charter school options. But since you didn’t ask specifically about schools I’ll focus on community a bit.

Let me say that in the almost six years (admittedly not a long time) I’ve lived in Petworth I’ve noticed tons of children. There are children from long term residents and children from new comers as well. Petworth has a very good playground on Taylor Street near 7th.

I honestly do think Petworth is a great choice because there is a strong community here. But it will still take an effort to become part of the community. Often you have to make the first move and introduce yourself around the neighborhood. But having said that, in my 11 years in DC I have never been more welcomed than when I moved to Petworth. Like all of DC’s neighborhoods crime does exist in Petworth but like any good urbanite if you use common sense and good judgment it most likely will not affect you. Again, over the nearly six years that I’ve lived here none of my neighbors have encountered any problems (and I talk with tons of neighbors).

Another positive attribute about Petworth is that it is very convenient to get downtown by metro or bus. Plus you are fairly close to Rock Creek Park as well.

As is no secret I’m a huge fan of many of DC’s neighborhoods. Of course the under $400k limit for a home will limit your search. I’m not sure how much the homes cost but if you are able to put in some sweat equity I’ve also become a big fan of the Bloomingdale neighborhood. At the moment there isn’t as much development (restaurants/bars/etc) in Bloomingdale, though they have one of the best coffee shops in the city. But the homes and streets in Bloomingdale are among the most beautiful I’ve seen. Of course crime exists there as well but again crime, sadly, exists all over the city.

So let’s also make this the Friday Question of the Day – if you were looking to buy a house in DC for under $400k – what neighborhood would you choose to raise children?

Well, there is no debate about this home it is clearly going to need work. But at least the purchase price is not astronomical. How do you think it will cost to fix up a house of this size? This home is on the market for $240,000? If you factor in the work needed does this sound reasonable?
