Dear PoPville,

As a homeowner in, and resident of, the U Street corridor, I received a flier the other day from the organizers of the new civic association, the “Shaw-Dupont Citizen’s Alliance,” which is intent on imposing a five-year liquor licence moratorium on the Corridor. The new association defines its boundaries as being from 12th to 16th Streets and from S to U Streets, N.W. Their first meeting is TOMORROW night, at 7:00, at the Thurgood Marshall Center, which is located at 1842 12th Street. Here is a link to their website with the agenda for tomorrow’s meeting.

I already have communicated to them my own personal opinion on their proposed moratorium (I am strongly opposed), and I would urge that others let their views be known as well. Maybe I am wrong, but I do not believe that the majority of my neighbors want to see this happen.

905 U St, NW

Back in January we learned that Off Road Indoor Cycling was coming to 905 U St, NW (next to Dickson Wine bar.) Renovations are progressing nicely and they’d like your advice. From an email:

“Should we leave some plaster and paint a mural or just expose the brick? Owner’s Tali Wenger and Tammar Berger are hard at work with The District Parlour to finish off the space. Tell us what you want.”

Thanks to everyone who sent updates on Thursday’s assault at 14th and W St, NW from NBCWashington:

According to police, the man entering the building said, “Would you please pick that up? I live in this building.”

The suspect then responded, “Who the (expletive) do you think you’re talking to?”, and then began punching the man in the face. The victim suffered a broken jaw, a facial fracture, lost teeth and had to have stitches. The beating was captured on the buildings security camera and police are reviewing the tape.

A few readers have requested I share the following letter after a brutal assault in the alley behind the 1400 block of W St, NW yesterday afternoon:

Dear PoPville,

I wanted to make you all aware that one of our residents was brutally assaulted while entering the building from the alley at 4:45 p.m. today. The resident was taken to the hospital by ambulance and is being treated for multiple injuries. MPD responded quickly and they have viewed the footage from our security cameras.

I urge you to contact these individuals whenever you feel unsafe.

In addition to this unit, one of the Warehouse units (now under contract) was also recently the subject of a Good Deal or Not post. For whatever reason, both posts drew a whole lot of comments. Given that mortgage interest rates are literally lower than they have ever been and active inventory is flying off the shelves, it’s not surprising that there has been a tremendous amount of sales activity in this condominium.

This condo unit is located in the rather large community of Union Row, which was developed by builder P.N. Hoffman in 2007. The current subject is located in the new construction high rise elevator building, referred to as “The Flats”. This building also includes ground floor retail spaces. Additionally, there are units and a courtyard directly behind the new construction high rise that are in a former warehouse. Given the limited number of warehouse and manufacturing properties in the District, the warehouse condos are some of the few actual loft spaces in the area. The units in the new construction building carry this theme of being a “loft style” with exposed duct work, high ceilings, and lots of concrete.

Large properties like this were all the rage during the development boom of the mid-2000s. Realtors sometimes refer to them as “high amenity” buildings as they include such features as a staffed front desk, elevators, and a fitness room. The most expensive unit sold to date appears to be a 2046 square foot Warehouse unit, which settled at $1,050,000. The smallest units in The Flats are around 500 square feet.

As with all recent large development projects in the District, Union Row was subject to inclusionary zoning, which means that a percentage of the units were sold subject to income restrictions. Subsequently, a hand full of units show in the tax record as having transferred below $200,000.
