I’m not gonna lie – when a weekend ends and I post about 4 shootings, a stabbing and a fire that occurs across the city – I can get a bit blue. So I thought you guys might feel the same and would also enjoy a bit of good news. No scratch that, a bit of fan-freaking-tastic I can hardly contain my joy potential news.

Unfortunately I can’t get into details about an exact location but let’s just say somewhere on Georgia Ave (not in a newly constructed building). I got word from a business owner who is looking to open up a new neighborhood bar. And let me say that this is not a novice but a group with a great track record. Frankly I nearly fell off my chair when I read the news. Anyway, the group is familiar with PoPville and knows from time to time we can be a bit opinionated. They also know that many of us love and respect beer and a good neighborhood bar. And they want our opinion – what is the theme of a bar you’d most like to see open up on Georgia Ave?

Initially I was thinking something like a Busboys and Poets or a Tryst type spot. However, I heard that a Beer Garden was also a possibility and I nearly fell off my chair once again. I would still do backflips for a Busboys or a Tryst but I’m gonna make my vote for a Beer Garden. What type of neighborhood bar/restaurant would you most like to see on Georgia Ave?

The Craigslist ad says:

“Come see this modern efficiency available for mid to late December move-in. Apartment is located on the 2nd floor of this 3 floor building. 2 coin-operated washers and dryers located in the basement of the building. Free parking available behind building. Rent includes water and gas. Tenant pays electric. Lease term is for one (1) year. Security deposit is $795 and application fee is $35 per applicant.”

The reader writes:

“Less than $800 seems insane so I’m curious if your readers would have any insight.”

Well, it won’t be luxury living so I actually think this is a fair price for an efficiency at this location. I wouldn’t consider this a super steal – I’m just saying this is normally priced. What do you guys think – $795 sound right for this efficiency?

So what do you think of the home itself? It was originally on the market for $720,000 but is now being offered at $690,000. What do you think this 3 bed/3.5 bath will actually go for?

Thanks to a reader for sending the photos of this sad news on Sat. night around 8:30pm.

Another reader writes:

“Literally, the building was on fire. From all appearances, nobody was in the building and the fire was under control shortly after I shot this video. After I stopped shooting, the fire department put a ladder up on the building next to the patio the blaze was on and used a hose to douse the flames. Lots of fire department personnel on the scene, along with the usual array of ambulances and squad cars. Honestly, didn’t seem like a huge deal and looks like the situation was handled quickly and with a fair degree of ease.”

“Update – Ga AV – Correct address -3701 New Hampshire Av NW – fire knocked – no inj”

“Update – 3701 NH Ave NW – Sweet Mango Cafe – restaurant – fire under control – moderate damage – no injury”

“BRAND NEW FROM TOP TO BOTTOM TOWNHOME IN SOUGHT AFTER PETWORTH AREA! COME MOVE INTO THIS OPEN FLOOR PLAN OF 3 BEAUTIFULLY COMPLETED LEVELS. BRAZILIAN CHERRY HARDWOOD, GRANITE COUNTER TOPS, NEW BOSCH APPLIANCES. THIS HOME BOASTS 4BD 3.5 BATH WITH A LARGE MASTER BATH WITH HIS/HER WALK IN CLOSET! LARGE BSMT WITH FULL SHOWER AND 4TH BEDROOM.”

You can find more info here and photos here.

The reader writes:

“The developers re-did everything inside, and it looks pretty good. There’s nothing to do but move in your furniture. each bedroom has an enormous closet, and you could have a party in the tub in the master bath. I’m not sure how you choose the GDoNs, but I think this is a good candidate. Plus, we want nice neighbors soon!”

Does $529,900 sound realistic for this 4 bed/3.5 bath?

Ed. Note: I’ve been getting a few inquiries like this so I thought it would be fun to start it as a regular feature. If you’re looking to rent a place out and are curious what is a realistic price send an email with ‘what’s a fair price’ in the title to princeofpetworth(at)gmail(dot)com. We can also do this for people selling their homes if interested.

We just purchased a fully renovated house on the 3600 block of 11th St. NW with a wicked nice basement apartment rental unit. We would love some input on how much you (and the readers) think it is worth! We hope to advertise it sometime this month. Here are the details:

* ALL NEW!
* 1000 sqft 1 bdrm apartment
* All utilities included (minus cable/internet)
* Washer/dryer in the unit
* All new kitchen appliances
* Easy on street parking (there are always spots!)
* Just a hop & skip to all the new bars on 11th Street! Meridian Pint, Red Rocks, and what hopefully will be a rockin’ bar being build by the owners of Local 16th!
* .6 miles to Columbia Heights metro and all it’s glory! Think Target, Marshalls, IHOP, etc…
* .3 miles to Petworth. Certainly not too long until it is also glorious! Especially if your shuttlebutt is right on and that coffee shop moves in like you noted in the blog. Not to mention the new sports bar going in next to the Looking Glass.
* Solid size bathroom with great sink and fancy facet!
* Easy walk to 16th street for all the express buses
* Quiet one way street
* Great landlord!

Thanks for the input!

(Note: The photos don’t show a cooking range or refrigerator since we just ordered them from Home Depot – they will arrive next weekend)
