The reader is curious about what you guys think of the Sherman Ave streetscape project and how it affects prices. Also the fact that this went one went under contract in only 2 days. $299,800 sound right for this 2 bed/1 bath or you think it was bid higher?

Thanks to a reader for sending this potentially sweet news that word on the street is that a new coffee shop could be on the way to the old building at 2904 Georgia Ave, NW (at the corner of Harvard.) It’ll be great to see this old building get fixed up. Though keep in mind that Sankofa Cafe is located nearby at 2714 Georgia Ave, NW.

715 Newton Pl NW is a small but completely gut renovated home located less than a quarter mile from the Petworth Metro. Mapquest puts it just a smidge over half a mile to the Columbia Heights Metro and associated retail and restaurants. It is also in close proximity to the house we looked at last week as a Good Deal or Not Revisited (GDoN-R). Last week’s home, however, is significantly larger.

In the comments to the Good Deal or Not (GDoN) post, there was a discussion about comparing price per square foot and condos recently sold in the neighborhood. In a majority of cases, I don’t have any interest in looking at the price per square foot of a fee simple house, however, in this case, I consider this a true “condo alternative”. As the listing agent of 6 of the 14 recent sold condo comps in the past six months that are located within a quarter mile, I was also truly curious what the comparison looks like.

From a valuation standpoint, please note that what commenters mentioned is true. Appraisers can’t compare oranges to apples and thus don’t compare fee simple homes to condo ownership homes. From a reality perspective, however, as an agent I know that many buyers will consider condo options and fee simple options in a similar location and price range. It’s also easier to figure price per square footage in this case than in most fee simple houses because there is no basement. From the pics, it sure looks like the builder gutted and renovated every inch of this place, which is similar to what you’d expect in a brand new construction condo or conversion. The public record identifies 952 square feet of living space, so we’ll call the price per square foot at $422. (factoring in the subsidy paid at closing).

A few folks have been writing in noticing the construction going on inside 2917 Georgia Ave, NW. At one point this former pharmacy space was looking to become a a liquor store but a new alcohol application permit now says The Enterprise will be:

“New Multi-Purpose Facility. Jazz Lounge with live performing art. Serving sandwiches/soups. Occupancy load of 88. Summer Garden with 8 seats.”

If it’s anything like HR-57 this’ll be great!

I’m getting ready to move into a great apartment in Park View, DC, and my roommate and I are so excited. The neighborhood is about half a mile east of Columbia Heights and four blocks south of the Petworth metro. I feel that it is completely safe, but the immediate 1-2 blocks around my apartment are definitely less developed than the rest of the CH/Petworth area. My roommate and I are both women in our early 20s, and we are experienced with the basics of being safe in the city… don’t flash around your smartphone, avoid walking by yourself at night, get to know your neighbors, etc. But I haven’t spent a ton of time in this neighborhood, and I was hoping some of your readers that know it or live there can offer additional advice as we prepare to move in.”
