This is for those who enjoyed the Mt. Pleasant PoPtrekker. What do you think about his condo? I seriously didn’t think it was going to be that nice from looking at the outside. Do you think this 3 bed/3bath will go for $675,000?

Ok, let’s get a few things out of the way first.
1. This is an unusual Good Deal or Not Revisited (GDoN-R) because the units in this building have not gone to settlement yet. I had the opportunity to tour the building with clients last weekend and thought it was way worth revisiting. Don’t worry. I’ll Re-re-visit after they start going to settlement.
2. I am a huge fan of anything in Best Addresses. If you’re not familiar with the book, go take a peek next time you’re in a local DC bookstore. Best Addresses by James M. Goode. Your real estate agent probably owns a copy.
3. Although the company that I am affiliated with represents the developers of many new construction projects in DC, we have absolutely nothing to do with this one. I just happen to really like it.
The Embassy is located on Harvard St NW, just west of 16th Street. Built in 1924, the building opened for rentals in 1925. One of the fascinating aspects of Best Addresses is the perspective of time frames in the real estate development history of DC. The time span of 1919-1931 is referred to as “The Boom Period”, with a significant number of luxury apartments and co-ops built during that era. The Rosemount Center is located at 2000 Rosemount Ave, NW in Mt. Pleasant. You can read about the school/organization here. But for this post I’m really just admiring the building. I know I’m not crazy because a lady came out of her house when I was staring at the building and said to me, “it sure is beautiful, isn’t it?”. What do you guys think?

This is going to be home to the Mt. Pleasant temporary library. I spoke with a contractor who said that it hopes to be open mid to late April.

I live up in Montgomery County, and would love to move into DC this summer. But, so many of the rental options I see listed on your site and on Craigslist etc. are way out of my price range. Can you or your readers recommend any buildings or neighborhoods close to Metro where one can find clean, safe studios for under $1000? Can’t be picky when you’re on a budget, but the first step is to find any options at all!”
If you don’t mind living in a basement, I’d say this one bedroom in Mt. Pleasant for $950 could be a good deal.
But what do you guys think, what neighborhoods would you recommend for a single woman looking to spend under $1000?

When I write about retail/restaurants in Mt. Pleasant or Columbia Heights there are often quite a few comments that are lamenting the fact that there are no good Japanese restaurants nearby. While we’ve never officially judged this restaurant, back in Oct. ’08 Tina had visited Adam Express located at 3211 Mt Pleasant St NW. I can not tell you how many times people tell me how great this place is. Many love it for the Korean food but I’ve heard others laud the Japanese food as well. So don’t be frightened off by the somewhat dingy outside appearance – next time you are having a craving check them out.

I’ve shown one of these houses back in the day. They are so phenomenal, especially because this is what they look out on:

They are from 3437 – 3453 17th Street, NW in Mt. Pleasant. A friend asked me recently if I would ever move out of Petworth. I think it would be very unlikely but if I somehow came into possession of one of these homes, I’d have a very tough time turning it down…
