Does $889,000 sound reasonable for this 4 bed/3.5 bath?


Thanks to a reader for sending the heads up:

“Thai Tanic is opening a sushi joint with a lounge type theme called Tsunami on the floor above their current location at 1326 14th St, NW.”

Back in March we learned that Thai Tanic was looking to expand but we didn’t know many details. When I spoke to the folks at Thai Tanic they confirmed the new space upstairs would be called Tsunami but couldn’t give me a firm opening date. They said it’ll probably be a month or two before it opens. I’ll be sure to update when that happens.

Ed. Note: Remember this is right across the street from the recently opened Teak Wood new Thai restaurant.


The 1300 block of 14th St, NW continues to get improved. From speaking to some workers it seems that the properties (1316-1320 14th St, NW) are owned by the same folks who renovated the Copperstone building next door. The Copperstone retail at 1314 14th St, NW currently houses Rollin Cycles and Logan 14 spa. It is my understanding that the buildings next door will become apartments with retail on the ground floor. At the moment no lease has been signed for the retail space. This retail space was the former home of Rollin Cycles and a hair studio. The other building (covered by black mesh) currently getting gutted, you may recall, had a blue awning for Tienda Izalco.

There will also be an addition built on top of the old Rollin Cycles and Hair Studio space which will reach the same height as the Tienda Izalco building. When completed there will be around 17 units between the two buildings. Construction is expected to take 8 months to a year.


Back in mid-July we first heard a new Thai restaurant, Teak Wood, was coming to Logan Circle at 1323 14th Street, NW. Tues. night I was taking some photos of the new sign outside (see above) when one of the workers invited me in to take a sneak peek. Sadly I only had my cell phone to take pics but I think it gives a pretty good idea of how nice the space is looking. I’m told that they are shooting to open up the restaurant Thurs. evening but if they are unable to make a Thurs. opening they’ll shoot for a Mon. or Tues. opening at the latest. I’ll update when a firm date is in place.

Clearly it was named appropriately because the space is filled with beautiful wood carvings.

Looks the folks from Black’s will indeed be opening up at 1612 14th St, NW. Their liquor license application went up last weekend as says:

“Modern American Restaurant. No dancing or entertainment provided. Summer garden with 20 seats and sidewalk café with 12 seats. Seating capacity is 180. Total occupancy is 220.”

Estadio is located at 1520 14th Street, NW. When we first heard about Estadio coming to this space there was pretty big anticipation. The expectations seem to have been met as it is nearly impossible to get a seat here unless you plan way ahead. Is the adult slushie really that good?

I’ve known a few folks who lived in this apartment and had positive things to say. Does $1225 sound reasonable for a studio here?



Peregrine Espresso Current location at 660 Pennsylvania Ave SE

Huge news spread on twitter late Friday afternoon. But this is not late Friday afternoon news, this is huge Mon. Morning news. Especially for those who live near Logan Circle. On their blog Peregrine Espresso wrote:

“We are pleased to announce that we are working on a new store in NW DC. We have recently signed a lease on the storefront at 1718 14th St NW formerly occupied by Flowers on 14th (which moved a few doors down).”

When we discussed the best latte in town Peregrine Espresso’s current location at 660 Pennsylvania Ave SE, near Eastern Market, was mentioned.

I take three things particularly serious in life – pizza, bars and coffee. Therefore I consider this huge news. I found it interesting to note that on their blog, Peregrine Espresso also said,

“We are also thrilled to be joining our friends at MidCity Caffe and Blackbyrd Warehouse (coming soon) to create quite a wonderful trio of great coffee options along that strip.”

I think that’s a lovely sentiment but, to speak honestly, if I was MidCity Caffe (1626 14th Street, NW) I’d be terrified at this announcement. They are located super close to the new Peregrine spot and unless Peregrine plans on sharing profits, Mid City Caffe will certainly lose some customers to Peregrine Espresso.

What do you guys think – can that section of 14th St, NW support two proper coffee shops?

What should one pay to own a significant chunk (approximately 1600 square feet) of a spectacular historic Victorian mansion located on Logan Circle? Located two doors down from the mansion that General Logan himself resided in, it is one of a hand full of properties in DC constructed of green serpentine. Originally built in 1878, when the park was known as “Iowa Circle”, here is a photo of the house back in the day (second from right), and here is a more recent photo provided in the wiki link by a contributor who goes by the name of AgnosticPreachersKid.
